These are our own closings, not metro-wide MLS data, and they sit on both sides of the state line — Kansas City, Independence, Liberty, Raymore, Excelsior Springs, Lexington and St Joseph in Missouri; Olathe, Shawnee and Leavenworth in Kansas. Recent sales here range from $249,000 to $779,000. We list and sell throughout the Kansas City metro, not just the Northland.

How do I find out what homes recently sold near me in Kansas City?

Public search sites lag behind the market and often miss price changes and terms, so the sold numbers you see there can be weeks old or simply wrong. The accurate source is the local MLS, which is what agents work from. This page shows homes Nelson Home Group listed and sold across the metro with the real sold price and the real days on market. If you want sold comps for your specific street, ask us and we will pull them for your address.

What does a recent sold price tell me about what my home is worth?

A sold price is what a buyer actually paid, which makes it far stronger evidence than any list price or online estimate. It only helps you if the home is genuinely comparable in size, age, condition and location, and recent enough to reflect current conditions. One sale is a data point. A set of them is a value. Anyone pricing your home off a single flattering comp is selling you a number, not a strategy.

How fast are homes selling in the Kansas City metro right now?

It depends far more on price point, condition and how the home is priced on day one than on the market itself. Our recent sales range from a contract in 10 days to the right buyer arriving on day 73. Both closed at or above the final list price. Days on market usually tells you how a home was priced and prepared, not how strong the market is.

We price from evidence instead of hope, and we tell sellers what the house actually needs before it goes on the market rather than after it sits.
