They built it themselves. A barndominium on 7.69 acres off a gravel road north of Weston, finished in 2021, with the two bedrooms placed on opposite ends of the house for privacy, a loft above, and a four-car garage attached to the whole thing. Every decision in it was theirs. Then they decided to build again.

This wasn’t just selling a three-bedroom ranch in a subdivision with six comparable sales down the street. It was one of a kind. Wonderful when you live in it. Complicated when you have to put a number on it.

Anyone can price a house that looks like the four houses around it. Nobody had a formula for this one. Two bedrooms and 1,292 square feet says one thing. Four-car garage and 7.69 acres says something completely different. Depending on which number you lead with, you can talk yourself into almost any price, and both directions are expensive. Too high and it sits while the construction loan clock runs. Too low and they hand a stranger the equity they built with their own hands.

So they interviewed agents. What they were listening for was not a flattering number or a sales pitch. They wanted somebody who would tell them the truth about what it was actually worth, get it in front of the specific person who would want it, and stay in communication the whole way through. That is a reasonable thing to want and it is not what most sellers get.

The Strategy

Third, and this is the part they still bring up, we communicated. Weekly at minimum, often several times a week. When a seller is carrying a property and funding a build at the same time, silence is what wears them down. They always knew where things stood and what came next. Then it had to clear a right of first refusal.

It does not kill the sale. What it does is stop the clock. The offer is real, the price is agreed, and none of it is binding until the holder either exercises the right or lets it expire. That is a hard stretch to sit through under any circumstances. It is a much harder one when you are building a house and the construction timeline is keyed to the proceeds from this one. So we told them exactly what the window was, what happened at the end of it in either direction, and what we would do in each case. Then we kept them in the loop every week of it instead of going quiet and hoping. This is where the communication stopped being a nice touch and started being the whole job.

The right expired. The contract went binding on July 17 and closed on August 16.

One more piece worth naming, because sellers get told the opposite. The buyer financed this barndominium with an FHA loan. Plenty of agents will tell you a metal-sided, purpose-built home on acreage is a cash-only property and price it that way. It was not. It appraised, it financed, and it closed.

Then came the part that does not show up in the MLS. We coordinated the back end of the transaction so they could move directly into the new home. Selling and building at the same time is a sequencing problem more than a real estate problem, and getting it wrong costs money in both directions.

They closed the chapter on something they built with their own hands, at the full number it was worth, and went and started the next one.

The alternative was not neutral. A one-of-a-kind property that sits gets stale, and the longer it sits the more pressure builds to discount a price that was correct all along. Sellers who get worn down take less than they should. These sellers never had to.
