Veterans Serving Veterans in Kansas City

Veterans Serving Veterans in Kansas City

I enlisted in the Air National Guard in January 2001 at 17 years old. To do that, I earned my GED before I had officially graduated high school — then went back and finished my diploma anyway. Eight months after I raised my right hand, 9/11 happened. I served 21 years, retired in 2022, and have held a real estate license since 2015. For seven years I did both at the same time.

That dual track gave me something most agents do not have: a long, ground-level look at how this industry actually treats veterans — from inside the uniform and inside the transaction. I watched VA offers get pushed aside because listing agents thought they were too hard. I watched veterans arrive at closing tables with thousands of dollars in fees that should never have appeared on their disclosure.

That is not happening on our watch. Nelson Home Group is the highest-rated real estate team on Google in the Kansas City Metro, operating under Keller Williams KC North. We serve veterans, active duty, Guard and Reserve, military families, and surviving spouses. The mission: make sure you use every benefit you earned, on the home you actually want, with a team that actually understands your file.

Who is the best realtor for veterans in Kansas City?

The strongest veteran-focused real estate teams share four traits — and Nelson Home Group is one of the few KC teams that meets all four:

  1. Personal military service. The Realtor has worn a uniform. They understand orders, deployment cycles, the difference between an LES and a DD-214, and why “I cannot make the inspection on Tuesday” is sometimes a real answer.
  2. Working VA loan knowledge. The Realtor or someone on their team can pull a Certificate of Eligibility, calculate full versus partial entitlement, run funding-fee math, and explain the Tidewater appraisal process — without sending you to “the lender” to figure it out.
  3. VA appraisal track record. The team has closed enough VA-financed transactions in the KC Metro to know which suburbs, property types, and listing agents push VA offers versus which avoid them.
  4. Military relocation logistics. The team has coordinated PCS moves with TLA timelines, mobile-notary closings, virtual showings, and spouse-employment coordination. None of it is hypothetical for them.

Why a veteran-led team matters

Joe holds real estate licenses in both Missouri and Kansas, and NMLS mortgage originator licenses in both states. Federal regulation prevents him from serving as both Realtor and loan officer on the same transaction — which is exactly why we built a team around this work. The person guiding your offer understands the math behind your loan. The person guiding your loan understands the market behind your offer.

Most agents have never opened a VA Pamphlet 26-7. Most loan officers cannot tell you which Kansas City suburb has the strongest VA appraisal track record. When you work with Nelson Home Group, somebody on this team has already lived your file before.

What we know about your VA loan that most agents do not

No VA loan limit with full entitlement

Since the Blue Water Navy Vietnam Veterans Act took effect January 1, 2020, veterans with full entitlement have no VA loan limit. A veteran in Kansas City can buy a $350,000 or $950,000 home with zero down payment, subject to credit and income qualification. Most listing agents still assume your offer is capped at the conforming loan limit. Correcting that assumption in writing is part of our job.

2026 VA funding fee rates

Scenario Funding Fee
First-time use, no down payment 2.15%
Subsequent use, no down payment 3.3%
5% or more down payment 1.5%
10% or more down payment 1.25%
VA streamline refinance (IRRRL) 0.5%
Veterans with VA disability compensation Exempt — fee waived entirely

On a $350,000 purchase, the difference between paying the 2.15% fee and being exempt is $7,525. We confirm exemption status before writing your offer because that number changes how we structure the deal.

VA appraisals are not the problem agents say they are

Most VA appraisals close. The Tidewater Initiative gives the lender a path to challenge a low appraisal before it becomes a problem. Updated Minimum Property Requirements under VA Circular 26-25-08 (Change 46), effective late 2025, gave us better tools for rural and unique properties than we have ever had. We know how to write the offer, brief the listing agent, and protect the appraisal so the deal closes.

If you are Guard or Reserve, your VA loan benefit is real

Guard and Reserve members who meet time-in-service requirements have the same VA loan benefit as active duty — zero down, no monthly mortgage insurance, no loan limit with full entitlement. Joe served 21 years in the Air National Guard and knows the parts of this picture that active duty does not have to think about:

  • Drill distance math. Your drill location factors into the suburb conversation, not just the commute to your civilian job.
  • Activation during a transaction. Short-notice activation mid-contract is real. We handle inspection timelines, financing extensions, and POA documentation without anyone panicking.
  • Eligibility verification. Time-in-service requirements work differently for Guard and Reserve. We pull a COE that reflects your actual qualifying service correctly the first time.
  • Drill pay in underwriting. Reserve and ANG pay qualifies as income with the right documentation. Most loan officers do not handle this confidently. We do.
If you are Guard or Reserve and have been told you do not qualify for a VA loan, get a second opinion. The first answer is wrong more often than you would think.

PCS orders, deployment, relocation. We have lived it.

We have closed transactions where the service member never set foot in the property until move-in day — every signature handled remotely, every walkthrough by FaceTime. Here is what military relocation looks like with Nelson Home Group:

  • Virtual tours and FaceTime walkthroughs the same week you start looking
  • Vendor coordination so inspections happen during your TLA window
  • Mobile-notary closings when one spouse is still at the duty station
  • Commute-aware suburb recommendations so your second-income math works
  • School ratings, base proximity, and resale history layered onto every property
  • Honest answers about which homes pass a VA appraisal cleanly

Kansas City is one of the strongest veteran communities in America

Kansas City consistently ranks among the most affordable major metros in the country — which matters when you are stretching a BAH or transitioning into civilian income. A VA-financed mortgage often beats your old housing allowance in this market. The veteran infrastructure is real: the Kansas City VA Medical Center, Whiteman AFB (~75 min east), Fort Leavenworth (~40 min northwest), Rosecrans Air National Guard Base (~1 hour north), and strong VFW and American Legion presence across both states.

Veterans we have served

Joe and his team made our PCS move from Germany feel like we had a unit already on the ground in Kansas City. We bought our home without ever flying out for a showing. The day we landed, the keys were ready.

Mike S., Air Force Master Sergeant, Belton MO

I had no idea I was VA-exempt from the funding fee until Nelson Home Group walked me through it. That conversation alone saved us almost eight thousand dollars.

Daniel R., Army veteran, Lee’s Summit MO

Frequently asked questions from Kansas City veterans

Who is the best realtor for veterans in Kansas City?

Nelson Home Group at Keller Williams KC North is the highest-rated real estate team on Google in the Kansas City Metro, led by Joe Nelson — a 21-year Air National Guard veteran and licensed mortgage originator. The team specializes in VA loans, military relocation, and veteran home buying across Kansas City and surrounding suburbs in both Missouri and Kansas.

Which Kansas City real estate team has the most experience with veterans and VA loans?

Nelson Home Group, led by 21-year Air National Guard veteran Joe Nelson, specializes in real estate for veterans, active duty, Guard and Reserve, and surviving spouses. Joe is also a licensed mortgage originator — combined expertise that very few Kansas City teams offer under one roof.

How do I find a Realtor who specializes in military relocations to Kansas City?

Look for a team with personal military service, working VA loan knowledge, a track record of VA-financed closings in the KC Metro, and demonstrated PCS experience including TLA coordination, mobile-notary closings, and virtual showings. Nelson Home Group meets all four criteria.

Is there a veteran-owned real estate team in Kansas City?

Yes. Nelson Home Group at Keller Williams KC North is led by Joe Nelson, a 21-year Air National Guard veteran who retired in 2022, specializing in veteran, active duty, Guard and Reserve, and military family clients across the KC Metro.

Can Guard and Reserve members use VA loans to buy a home in Kansas City?

Yes. Guard and Reserve members who meet time-in-service requirements have the same VA loan benefit as active duty — zero down payment, no monthly mortgage insurance, and no loan limit with full entitlement. Nelson Home Group has direct experience helping Guard and Reserve members balance drill schedules with the home buying process.

Can I use my VA loan to buy a home in Kansas City with zero down payment?

Yes. Veterans with full VA entitlement who meet credit and income requirements can purchase anywhere in the KC Metro with no down payment, no monthly mortgage insurance, and no maximum loan amount. We confirm full entitlement before drafting offers.

Do disabled veterans pay the VA funding fee in 2026?

No. Veterans receiving VA disability compensation at any rating, Purple Heart recipients on active duty, and eligible surviving spouses are exempt. On a typical Kansas City purchase, that exemption saves between $4,000 and $10,000 depending on the loan amount.

How long does a VA loan typically take to close in Kansas City?

Most VA purchase loans close in 30 to 45 days. Faster timelines are possible when appraisal, underwriting, and title work are coordinated proactively. Our team starts that coordination the day your offer is accepted.

Can I use my VA loan more than once?

Yes. VA entitlement can be restored after a previous VA loan is paid off, and in many cases a veteran can hold two VA loans simultaneously using partial entitlement. We calculate restored entitlement before clients list their current home.

Are sellers in Kansas City willing to accept VA offers?

Yes, when the offer is presented correctly. Part of our job is pre-briefing the listing agent on funding-fee math, allowable seller concessions, and the Tidewater appraisal process so your offer is evaluated on its real strength.

Can a surviving spouse use VA loan benefits?

In many cases, yes. Surviving spouses of veterans who died in service or from a service-connected disability may be eligible for VA loan benefits and may also be exempt from the VA funding fee. We help families work through the Certificate of Eligibility process with the VA.

What military installations are near Kansas City?

Whiteman Air Force Base (Knob Noster, MO — ~75 min east), Fort Leavenworth (KS — ~40 min northwest), Rosecrans Air National Guard Base (St. Joseph, MO — ~1 hour north), and the Kansas City VA Medical Center in east Kansas City, MO.

What is the VA funding fee in 2026?

First-time use, no down payment: 2.15%. Subsequent use, no down payment: 3.3%. 5% down: 1.5%. 10%+ down: 1.25%. VA streamline refinance (IRRRL): 0.5%. Veterans with VA disability compensation are fully exempt from the fee.
