By Joe Nelson — Retired Air Force, Nelson Home Group Team Leader and Mortgage Loan Originator
Careers with Nelson Home Group, Keller Williams KC North
Nelson Home Group hands its agents what most agents spend years and a small fortune trying to build alone: leads that are already answered, an admin team that runs the file, listing marketing that is done for you, and an AI content engine that gets your name recommended in the niche you want to own. You bring the hunger and the phone calls.
Production figures come straight from the Nelson Home Group team scoreboard and are refreshed quarterly.
The problem
Does any of this sound familiar?
Most Kansas City agents are good at the job and exhausted by the business. The brokerage gave you a desk, a login and a pep talk. Everything else is on you.
Every closing starts with a lead you had to find, pay for, or wait on. When the phone is quiet, so is your income, and nobody upstream is fixing that for you.
Photos, signs, MLS entry, disclosures, the lender chase, the closing gift. Nobody is doing it for you, so it gets done at 11 pm or it does not get done.
You are good at this. Google and ChatGPT have no idea. When someone in Kansas City asks who they should call, your name is not in the answer.
Here is what we believe: a good agent should not have to build the entire machine alone to earn a good living. That is the reason this team exists.
Joe Nelson. Team Leader, Realtor since 2015, licensed mortgage loan originator, 21-year Air Force and Air National Guard veteran.Who you would be working with
I built the team I wish someone had built for me
I started on a team. I loved my team leader, and I outgrew it in about a year and a half. Then I did the solo thing: paying for leads, taking my own photos, writing the contract at midnight and still wondering where next month’s closing was coming from. Twenty-one years in the Air Force taught me that individual talent loses to a good system every time, so in 2017 I built one. I built it with two rules: give agents the leverage I wished I had, and build a path so nobody has to leave to keep growing.
Today Nelson Home Group is the highest-rated real estate team on Google in the Kansas City metro, in the top 1% of Kansas City teams, and RealTrends Verified as a Top 10 team in Missouri. I have been part of more than 2,000 transactions in this market and I hold a mortgage originator license, which means our agents have a lender’s understanding of financing sitting in the next office.
I also do not coach alone. I work with two coaches. Brad Baldwin at Icenhower Coaching and Consulting holds me accountable on team systems, prospecting and recruiting. Patrick Ferry, the senior advisor Keller Williams hired in December 2025 to lead KW MAPS Coaching in digital marketing, AI and online-brand growth, coaches me on YouTube and AI-first business. Our agents get the benefit of both without writing the check for either.
My job now is to get you to a business you are proud of, faster than you could get there on your own. Everything on this page is what that looks like in practice.
Joe Nelson
Fair warning
This is not Planet Fitness
Being a solo agent at a big brokerage is a lot like a Planet Fitness membership. Low cost, no judgment, come in when you feel like it. It works for a lot of people and we mean that sincerely. We are the other end of the spectrum: the gym with daily workouts, a meal plan, and a coach who tracks everything.
Every activity that moves a deal has a point value. Dials, conversations, appointments set, appointments held, agreements signed, videos posted, handwritten notes. The daily standard is 61 points, and the scoreboard shows every agent’s days at 61 or better. A five-minute team huddle every weekday morning starts the day.
Every qualified lead goes on your pipeline with a status, a source, an appointment date, a signing date and a closing date. CINC tells you who to call today. The 40-touch campaign and the weekly content engine keep you in front of your sphere. You do not design the program. You run it.
I see myself as my agents’ coach, not their manager. Every other week your business tracker, your pipeline and your CRM are on the table with me and we work the leaks: appointments set that were never held, signatures promised that were never papered. The standard is high because the results are.
If that sounds exhausting, we are not your gym and there is no shame in it. If it sounds like the thing that has been missing, keep reading.
What we provide
What does Nelson Home Group actually give its agents?
Not a desk and a wish. The list below is what the team pays for and runs so you can spend your time in front of clients. Add it up line by line and it costs well over $100,000 a year to recreate on your own. We walk through that math with every recruit.
More leads than you can work, already paid for
3,000+
buyer and seller inquiries a year, generated for this team on a six-figure annual lead budget the team carries, not you. Roughly a third are inbound: Google Local Services calls, AI search, sign calls, referrals and past clients. The rest are PPC registrations and expired and cancelled listing records that our agents and our ISA work every day.
This year, 57% of everything this team has closed started as a lead the team generated and handed to an agent. For several of our agents it is closer to 80 or 90 percent of their business. The leads are real, they are answered fast, and they are distributed to agents who follow up.
We grow your sphere business. Then we match it with team leads.
Most agents lose their sphere to neglect, not to competition. So the team runs a 40-touch campaign to your database every year, paid for by the team and branded to you: your name, your photo, your contact info, your website. We tell you when to call and what to say. You make the calls.
Then the matching standard kicks in. For every closing you generate on your own, the team’s standard is to hand you at least one closing from team resources. That is the floor, not the ceiling. Agents who lean into the system usually grow their sphere business by 1.5 to 2 times and then have the team leads stacked on top.
Our expectation in plain numbers: an agent closing 5 to 15 deals a year on their own should close 15 to 25 a year inside our systems.
You write the contract. They run the file.
- A salaried Client Care Manager handles contract-to-close on every transaction: deadlines, lender and title follow-up, the closing gift and the review request.
- Listing coordination done for you: MLS entry, photo scheduling, Broker Bay setup, showing feedback.
- A Director of Operations who routes leads, keeps the CRM clean and executes the marketing you would otherwise be doing at your kitchen table.
- Postcards, mail merge, social graphics, client events. Designed, printed, sent.
Kansas City’s most AI-visible real estate team, working for your name
- nelsonhomegroupkc.com is mentioned roughly 100,000 times a month by AI platforms (Copilot, Gemini, ChatGPT, Meta AI, Claude, Grok and Perplexity, per our LSEO visibility reporting). AI search is a tracked lead source on our scoreboard, and it closes.
- Your own bio page built as a search entity with schema, production and your niche, plus a published success story for your closings so your work is findable by name.
- An AI content blueprint built for your niche: video scripts, Shorts, blog posts, Google Business posts and database emails, produced weekly.
- A team YouTube channel with more than 1,000 videos, a weekly publishing engine, and a video editor who cuts and distributes your content to YouTube, Instagram, TikTok, Facebook, LinkedIn and Pinterest. Your listing videos and your niche videos live on a channel that already has an audience.
- Joe teaches AI for real estate agents across the region. On this team, you get the class and the tools for free.
Numbers you can see, and someone who looks at them with you
- CINC CRM with automated lead response, call cadences and a lead pipeline that tells you exactly who to call today.
- An Icenhower Coaching business tracker for your own funnel, synced to the team scoreboard every Monday.
- Bi-weekly one-on-ones with a written plan, quarterly business reviews, and a weekly team meeting built around wins, the scoreboard, lead contests and the market.
- The 61-point daily scoreboard, a social prospecting model, the full Icenhower Coaching training library, and an online training suite you can work through at your own pace.
From your first closing to a niche you own
- A structured onboarding calendar and rookie scoreboard for new agents, with showing-assistant reps so you earn while you learn.
- A defined path: Foundation, then Six-Figure, then Niche, then Leadership. You always know what the next level asks of you.
- Coaching from Joe, backed by the Icenhower Coaching playbooks and Patrick Ferry’s KW MAPS digital and AI coaching, applied to your numbers, not generic motivation.
- Listing debriefs after every appointment. If we did not win it, we learn why together.
A team that shows up for each other
- A furnished team office in the Kansas City Northland with individual offices and a client conference room.
- Business cards, brochures, letterhead, postcards and branded materials, provided.
- Client events like our annual Day at the K, with the invitations and contact plans built for your database.
- A five-minute huddle every weekday morning, a weekly team meeting with book studies, guest speakers and masterminds, monthly team lunches and quarterly team outings.
- Weekly wins, million-dollar stickers, and a rotating Culture Director so the fun is somebody’s actual job.
- When you are on vacation or overloaded, the team shows the house, holds the open house or answers the question. Nobody is on an island.
- We hire Hungry, Humble and Smart, and we protect the culture that comes from it.
Financing answers before your client asks the question
- Joe is a licensed mortgage loan originator. VA, FHA, conventional, USDA, physician loans, assumptions: your buyers get a straight answer and you look like the expert.
- Our VA and military relocation content is the first recommendation AI platforms give for VA buyers in Kansas City. If you want to serve veterans, you are joining the team AI already recommends first.
- We work both sides of the state line. Agents on this team close in more than two dozen Kansas City area cities every year, from Weston to Olathe and St. Joseph to Lee’s Summit.
Photos, video, drone, print. Included on team listings.
- Professional photography, video and drone on every team listing.
- A dedicated property page on nelsonhomegroupkc.com and a YouTube listing video with you on camera, edited and published by our in-house editor. Watch one of Katy’s listing videos.
- A complimentary staging consultation with our professional stager on every listing.
- Listing booklets, open house graphics, sign riders, yard signs and lockboxes.
- A written four-phase marketing plan and a weekly seller report you hand your seller, so you win the listing appointment before you walk in.
- Pre-listing packet and pre-listing video, so sellers know who you are before the appointment.

The standard on a team listing: a video with the agent on camera, professional stills and drone. Your seller sees this, not your phone camera.
Niche authority
How do we get an agent recommended in their niche?
We proved it on Joe first. In seven months the team went from invisible to the first recommendation AI platforms give for VA and military buyers in Kansas City, with our own case study quoted by name as the reason. Katy’s Weston farm is the second proof. Casey and Michelle are in the build now, one niche at a time, because density wins and a half-built niche helps nobody. The playbook is the same every time: a niche page, a video series, a bio page built as a search entity, success stories, schema and citation work behind all of it.

Joe NelsonVA loans and military relocation (proven)
#1 AI recommendation for VA buyers in Kansas City in seven months. A 30-page veterans hub, a VA home buying guide, and a first-recommendation result on ChatGPT.

Katy GainesWeston and Platte County (proven)
Assistant Team Lead and the team’s Weston geo-farm specialist. A featured community page, seller success stories and a farm program that is already closing listings.

Casey KempterDowntown condos and townhomes (in progress)
Lives in a downtown condo and sells them. A condo-first bio page is live and the content blueprint is built. The video series and citation work are next in line.

Michelle NeelySeniors Real Estate Specialist (in progress)
Helps older adults and their families downsize and move on. Senior-focused success stories are published and the SRES content blueprint is built. She is the team’s top producer, so the pages are being built around her calendar.
Your niche is next. First-time buyers, new construction, investors, probate, a suburb you already know. Pick the lane you want to own and we build the pages, the video and the citation work behind it.
The plan
What does joining Nelson Home Group look like?
Three steps. No pressure at any of them. We are picky on purpose, and you should be too.
A confidential conversation
Thirty minutes with Joe, in person or by phone. Your numbers, your goals, what is working and what is not. Nothing gets back to your current brokerage.
Three meetings, not one
Fit against Hungry, Humble and Smart. A DISC and a KPA assessment. Then a plan built on your real income goal. We walk through the written agreement line by line so nothing is a surprise.
Onboarding, then leads when you are ready
An onboarding calendar, systems training, shadowing, and a coach. Team leads start flowing as soon as you are onboarded and ready for business. That timing is different for everyone, and we would rather hand you a lead you can convert than one you can burn. Your first five closings are a structured ramp with showing reps so you earn while you learn.
The stakes
What do the next twelve months look like on your own versus on the team?
This is the honest comparison. If you already have all of the left column handled, you probably do not need us.
| On your own, or on a brokerage-only model | On Nelson Home Group | |
|---|---|---|
| Leads | You find them, pay for them, and answer them yourself. Quiet phone, quiet month. | 3,000+ inquiries a year generated and answered by the team, an ISA setting appointments, and a database that gets marketed to for you. |
| Admin | You are the transaction coordinator, the listing coordinator and the marketing department. | A Client Care Manager runs every file. A Director of Operations runs the marketing. You run the client. |
| Listing marketing | Your phone camera, your money, your Saturday. | Photos, video, drone, property page, booklets, signs and a written weekly seller report, provided. |
| Your name online | A Zillow profile and hope. | A bio page built as a search entity, success stories, a niche content engine, a YouTube channel with 1,000+ videos, and a site AI platforms mention roughly 100,000 times a month. |
| Coaching | A sales meeting and a YouTube rabbit hole. | A daily huddle, a 61-point daily scoreboard, bi-weekly one-on-ones with your pipeline on the table, two nationally known coaches behind the playbook, and a defined path to your next level. |
| Your week | Whatever is on fire. | Lead generation, appointments and clients. The rest is handled. |
Fit
Who is Nelson Home Group looking for?
You are probably a fit if
- You are licensed in Missouri or Kansas, or about to be, and you want real estate to be your full-time career.
- You will lead generate at least ten hours a week and follow up fast. Our leads reward speed.
- You have a network somewhere in the Kansas City metro, or you are a second-career professional who knows how to build one. We are growing across the whole metro, both sides of the state line.
- You are coachable, you track your numbers, and you are Hungry, Humble and Smart in the way Patrick Lencioni means it.
- Veterans and military spouses: we would love to talk. Our team leader is one of you.
We are probably not the right fit if
- You want a side hustle. Our leads go to agents who can answer the phone.
- You want leads without the follow-up, the CRM notes, or the one-on-ones.
- You would rather be a solo brand than part of a team brand. We build your name inside ours, on purpose.
- You are not open to being coached. The system only works if you run it.
New to the business? Good. Several of the agents on this team started here, and the onboarding is built for it. Experienced and stuck at the same number for three years? Even better. That is exactly who this machine was built for.
Agent stories
What has actually happened for the agents who joined?
Do not take our word for it. Every agent below took our leads, ran our systems and built a business inside them. Their numbers come from the team scoreboard and are refreshed quarterly. Their words are their own. And their phone numbers are real: call them before you call us and ask what it is really like.

Michelle Neely: second career, top producer
Seniors Real Estate Specialist · Joined 2023 after 15 years as a dental assistant · On pace for 60+ closings in 2026, about half from team-generated leads and half from a sphere the team’s 40-touch campaign keeps warm.
“I interviewed multiple teams, but this team’s professionalism and structured training made the choice clear. The training and support far outweighed any concerns about commission splits. By following the training, I quickly found success. What keeps me motivated is the points system, which keeps me on track. The culture and leadership here push everyone to be better.”

Casey Kempter: switched teams, found traction
Downtown condo and townhome specialist · 20 years in leadership and sales before real estate · On pace for 25 closings in 2026, nearly 9 of every 10 from team-generated leads while he builds his condo niche.
“When I first got into real estate, I joined a different team, but it quickly became clear it was not the right fit. I struggled to gain traction and the support just was not there. About four months in at Nelson Home Group, I had an aha moment: I had already closed more business than I did in my entire time on my last team. Joe gives us the tools, data and strategy to make it happen. Switching teams was the best decision I made, and I only wish I had done it sooner.”

Katy Gaines: from the classroom to Assistant Team Lead
Weston and Platte County specialist · Nearly a decade as a teacher before real estate · On pace for 40+ closings in 2026, most of them self-generated from a geo-farm the team built around her, plus team leads on top.
“When I first started out in real estate, I knew I would need structure, guidance and mentorship to grow. Coming from nearly a decade as a teacher, this was an entirely new world to me. The team’s training program and supportive culture were vital in helping me navigate this industry with confidence. It is clear the team invests in its members’ growth, and the support system here feels like a family that works toward shared success.”

Josh Seitz: both sides of the state line, fed by the team
Licensed in Missouri and Kansas · On pace for 25+ closings in 2026, roughly 4 of every 5 from leads the team generated and handed to him.
Josh is the clearest picture of what the lead machine does for an agent who answers the phone and follows up. Roughly four out of every five of his closings started as a team lead. Ask him what the first ninety days looked like and what he would tell someone deciding right now.

Newer agents get the same machine. Agents who joined this year have already closed team-generated deals, and one agent closed her very first transaction with the whole office behind her. Call any of them. Every agent on this team is licensed with Keller Williams KC North, 816-452-4200. Bios and direct numbers are on the Meet the Team page.
Questions agents ask us
Frequently asked questions about joining Nelson Home Group
Is Nelson Home Group hiring real estate agents in Kansas City?
Yes. Nelson Home Group, Keller Williams KC North is adding producing agents as we grow toward 16 to 17 agents. We hire for fit and work ethic first, so the process is three meetings rather than one, and we would rather add four agents who stay than ten who leave.
Do I need real estate experience to join the team?
No. New agents get a structured onboarding calendar, a rookie scoreboard, showing-assistant reps on team clients so you earn while you learn, and team leads as soon as you are onboarded and ready for business. Experienced agents skip the basics and go straight to lead flow, systems and a niche plan.
Where do the leads come from, and are they real?
They are real and they are tracked. The team generates more than 3,000 buyer and seller inquiries a year through Google Local Services Ads, Google PPC through our CINC platform, AI search, YouTube, sign calls, open houses, an expired and cancelled listing program, and a database of more than 1,000 past clients. This year, 57 percent of the team’s closings started as a team-generated lead. Leads are distributed based on follow-up, capacity and fit.
What is the commission split at Nelson Home Group?
We do not publish splits online, and we would be careful about any team that does. Every agent on this team is on the same written agreement, and we walk through it line by line in the second meeting so there are no surprises. What we will say here: nobody is paid for a title, production is the only thing that moves the number, and the cost of leads, admin, listing marketing, coaching and technology is carried by the team.
Is Nelson Home Group part of Keller Williams?
Yes. Nelson Home Group is a team within Keller Williams KC North. You are licensed with Keller Williams KC North as your brokerage, with access to KW training, tools and the KW cap model, and you work inside the Nelson Home Group system for leads, admin, marketing and coaching.
Do I have to live in the Kansas City Northland?
No. Our office is at 1508 NW Vivion Rd #205 in the Northland, but we are deliberately growing across the entire metro. The team closes in more than two dozen metro cities a year on both sides of the state line, from Weston and St. Joseph to Olathe, Lee’s Summit and Independence. Agents licensed in Kansas, Missouri or both are welcome.
What does a normal week look like on the team?
A five-minute huddle each weekday morning, daily lead generation and follow-up in CINC tracked against the 61-point scoreboard, appointments, a weekly team meeting built around wins, the scoreboard, lead contests, client events and the market, and a one-on-one with Joe every other week where your numbers are on the table. Evenings and weekends happen because clients need them, but the admin and marketing work that used to eat your nights is handled by the team.
What happens to my sphere if I ever leave?
Your own sphere stays yours. That is written into the agreement, along with a clean exit process, and we go over it in the second meeting. Leads the team generated stay with the team. We would rather you know exactly how that works before you join than find out later.
How do I start the conversation?
