A Baby on the Way, a House to Sell, and a New Build in Liberty They Did Not Want to Lose
How We Helped a Marine Veteran and His Family Sell in Kansas City and Buy New Construction in Ella’s Crossing, Liberty, MO, With a VA Loan: The Full Story

Can You Buy New Construction When You Still Have a House to Sell? Yes. Here Is How It Went in Liberty
Yes, you can buy a new construction home when you still have a house to sell, but the two deals have to be planned as one. In early 2026, Matt, a Marine veteran, and Sydney had a baby on the way and a house in Kansas City, Missouri that needed to sell so they could buy a never-occupied new construction home in the Ella’s Crossing subdivision of Liberty, Missouri. Michelle Neely of Nelson Home Group at Keller Williams KC North listed their house and represented them on the new build. The Kansas City house went under contract in its first week on the market. They went under contract on the Liberty home on February 21, 2026, closed on it with a VA loan on March 27, 2026, and closed the sale of the old house three days later.
They bought under the list price, the builder paid concessions at closing, and a builder incentive helped them lock a favorable interest rate.
Here is how it actually went, start to finish.
The Full Story
Matt and Sydney were getting ready to welcome another baby, and the house they owned in Kansas City, Missouri was about to be too small. They found the answer a short drive away: a brand-new, never-occupied two-story home in Ella’s Crossing in Liberty, Missouri, with four bedrooms, an office and a three-car garage.
There was one big piece that had to fall into place. They needed their current house to sell in order to buy the new one. That is the most common spot a move-up buyer lands in, and it is the one that keeps people up at night, because two transactions now depend on each other and a due date does not move.
Their biggest worry was the house they already owned. It was a cute, well-kept home, but it sat in a location they were afraid would not appeal to enough buyers. If it sat, the new home in Liberty could slip away, and the family would be bringing a newborn home to a house they had already outgrown.
“The house you are selling and the house you are buying are one deal with two closings. Put them on the same calendar from day one.”
The Strategy
Nelson Home Group of Keller Williams KC North handled both sides of the move with one agent. Michelle Neely listed Matt and Sydney’s Kansas City house and represented them as their buyer’s agent on the new construction home in Liberty, so the deadlines on one contract were always being read against the deadlines on the other.
The sale came first in importance, so it got the attention first. The house Matt and Sydney were worried about went under contract within its first week on the market. That took their biggest concern off the table and let the purchase keep moving.
On the purchase side, Matt is a Marine veteran, and the family used his VA home loan benefit to buy the new home. A VA loan can finance new construction, not only a resale, and the builder’s listing named VA as acceptable financing. Matt and Sydney went under contract on the Liberty home on February 21, 2026.
The builder was also offering an incentive, and that incentive helped Matt and Sydney secure a favorable interest rate. On top of that, the home closed under its list price and the builder paid concessions at closing. Builder incentives change by community, by builder and by month, and many builders tie their best offer to specific terms. The job on the buyer’s side is to get every piece of it in writing and compare the whole offer, not one number.
One more thing a buyer in this spot should know: a builder’s contract is the builder’s own document, not the standard resale contract most Kansas City buyers have seen before. What happens if your current house does not sell, and what happens to your earnest money, is decided by that contract. Read those terms before you sign, not after.
VA eligibility, appraisal requirements and how a builder incentive fits inside a VA loan are set by the Department of Veterans Affairs and the lender underwriting the loan. Confirm your own situation with a VA-experienced lender before you write an offer on a new build.
The Success
Matt and Sydney bought a never-occupied new construction home in Liberty, Missouri with a VA loan, under the list price, with builder-paid concessions and a builder incentive on the interest rate.
They went under contract on February 21, 2026 and closed on March 27, 2026, 34 days later. Their Kansas City house, the one they were afraid would sit, went under contract in its first week on the market and closed on March 30, 2026, three days after they closed on the new one.
The timing landed where the family needed it. Matt and Sydney moved into the larger home right around the time Sydney had their baby.
For anyone who has to sell a house to buy the next one, and especially for veterans looking at new construction with a VA loan, the takeaway from this Liberty, Missouri purchase is simple: plan both sides of the move together. Nelson Home Group of Keller Williams KC North coordinated the sale and the purchase so Matt and Sydney could focus on their growing family instead of wondering whether two transactions would line up.
“A builder incentive is only a good deal if you know what it is tied to. Ask, and get the answer in writing, before you sign.”

Frequently Asked Questions
Can I buy a new construction home if I have to sell my current house first?
Yes, depending on your financing and the builder’s requirements. Matt and Sydney needed their Kansas City, Missouri house to sell in order to buy a new construction home in Liberty, Missouri. Michelle Neely of Nelson Home Group at Keller Williams KC North listed the house and represented them on the new build, so both timelines were planned together. Their house went under contract in its first week and they closed on the new home on March 27, 2026.
What if I’m worried my current house won’t sell fast enough to buy my next home?
That was Matt and Sydney’s biggest concern, because their house sat in a location they feared would not appeal to enough buyers. It went under contract within its first week on the market. The lesson is to get the sale side priced, prepared and launched correctly before the purchase deadlines start to press, and to have one person watching both contracts. Our guide to buying and selling a house at the same time in Kansas City covers the options.
Can I use a VA loan to buy new construction in Liberty, Missouri?
Yes. A VA loan can finance a newly built home when the property and the transaction meet VA and lender requirements. Matt, a Marine veteran, and Sydney used a VA loan to buy a never-occupied new construction home in Ella’s Crossing in Liberty, Missouri, and closed on March 27, 2026 with Nelson Home Group of Keller Williams KC North. Our VA home buying guide for Kansas City walks through the process.
Do builders offer incentives to buyers using VA loans?
They can. Builder incentives vary by community, builder and timing, and a VA buyer is not shut out of them. On Matt and Sydney’s new construction purchase in Liberty, Missouri, a builder incentive helped them secure a favorable interest rate on their VA loan, and the builder also paid concessions at closing. Ask what the incentive is tied to and have a VA-experienced lender confirm how it fits inside your loan.
Can you close on a new home before the sale of your old home closes?
Sometimes. It depends on your lender, your loan and the builder’s contract. Matt and Sydney closed on their new construction home in Liberty, Missouri on March 27, 2026 while their Kansas City house was under contract, and that sale closed three days later, on March 30, 2026. Do not assume your loan allows it. Ask your lender in writing what has to happen with the old house before the new loan can close.
Should I sell my house before I start looking at new construction?
Not necessarily. The right order depends on your finances, the builder’s requirements and your local market. Matt and Sydney found the new home they wanted in Liberty, Missouri while Michelle Neely of Nelson Home Group was getting their existing Kansas City house sold. What matters is that an agent and a lender have looked at both sides before you commit to either one.
What happens if my house doesn’t sell and I’m already under contract on new construction?
It depends on what your contract says, and builder contracts can differ a lot from the standard resale contract. If the purchase is not contingent on your sale, you could lose the home, your earnest money or both. Read those terms before you sign, and ask a real estate attorney if anything is unclear. Matt and Sydney never had to find out: their Kansas City house was under contract in its first week.
Can a Realtor help negotiate builder incentives on new construction?
A buyer’s agent can help you understand the incentives on offer, the financing options and the builder’s contract terms, and can push on price and concessions. The builder’s sales agent works for the builder. On this Liberty, Missouri home, Nelson Home Group represented the buyers, who closed under the list price with builder-paid concessions. Verify the specific incentive terms with your lender and the builder before deciding which option helps you most.
Buying new construction with a house still to sell is two transactions that have to behave like one. The fix is not luck. It is a sale that is launched right, a builder contract you have actually read, and one agent holding both calendars.
