How Do You Find a Home With Main-Level Living and Space for Your Parents in Blue Springs? Here Is How It Went for One Relocating Family

To find a home with main-level living and a separate space for your parents, write the must-have list first, then search for a reverse one-and-a-half story or ranch with a finished walkout lower level, and have your agent confirm the stairs, bathrooms and access in person. In 2026 Mike and Loree, a family relocating to the Kansas City area, bought an established reverse one-and-a-half story home in the Indigo Hills neighborhood of Blue Springs, Missouri with a main-level primary suite, a finished walkout lower level for their parents, a saltwater pool and a fenced yard for their dogs. Casey Kempter of Nelson Home Group at Keller Williams KC North represented them. They used a VA loan, switched lenders mid-contract and closed on July 30, 2026.

Four must-haves, a move from out of town, and buyers who could only make it to a handful of showings. That was the setup.

Here is how it actually went, start to finish.

The Full Story

Mike and Loree were relocating to the Kansas City area with a short list that was not negotiable. They needed main-level living. They needed a lower level where their parents could live. They wanted a pool. And they needed a fence tall enough that their dogs could not jump it.

They also could not be in town for most of the search. Mike made it to some of the showings. Loree made it to a few early on. For everything else, they were relying on someone local to be their eyes in the house. Nelson Home Group of Keller Williams KC North represented them as buyers, with Casey Kempter leading the search.

They looked hard at new construction in the Blue Springs, Missouri area too. On paper the new builds checked boxes. In person, the fit and finish did not measure up to the established homes they were seeing, and that comparison ended up deciding the search.

“We’d walk the house first and send them the video. If it didn’t fit the list, they never had to make the trip for it.”

Nelson Home Group

The Strategy

Casey previewed homes in person and sent Mike and Loree video of the ones they could not attend. Their reactions to those videos did the real work. Over a few days, what they liked and what they rejected turned into a written set of criteria: what to include, what to rule out. Once that list existed, Casey could screen a home in one visit and only bring the ones that passed back to the clients.

That mattered because the layout they needed is specific. A main-level primary suite plus a lower level that works as its own living space usually means a reverse one-and-a-half story or a ranch with a finished walkout basement, and the details that make it livable for parents, like the stairs, a bedroom and bath downstairs, and daylight, do not show up well in listing photos. Casey checked those in person so the clients’ limited time went to the few homes that actually fit.

The home they chose in Indigo Hills had been on the market for about 75 days. Casey negotiated seller concessions into the contract, and the two sides went under contract on June 29, 2026 with VA financing.

Then came two timing problems. Mike and Loree switched lenders during the contract, which puts pressure on every deadline that depends on the loan. And the contract landed right before the Fourth of July, when inspectors and other vendors are hard to book. Casey built extra days into the inspection period up front, so the holiday could not squeeze the clients out of a full inspection or push the deal into a deadline problem.

“The Fourth of July landed right in the inspection window, so we asked for extra days up front. Inspectors book up around holidays.”

The Success

Mike and Loree closed on their Blue Springs, Missouri home on July 30, 2026, 31 days after going under contract, with a VA loan and seller concessions negotiated in. They got there through a lender change mid-contract and a holiday in the inspection window, while relocating from out of town.

Every item on the list was met. The home has a main-level primary suite, a finished walkout lower level with its own bedroom for their parents, a saltwater pool with a hot tub, and a fenced yard that backs to trees. They chose an established home over new construction because the finish was better, and they did it without touring most of the homes themselves.

Casey’s advice to anyone relocating to the Kansas City area: build the criteria first and tour second. Most people moving to a new city cannot see every home in person, and a clear written list is what lets an agent’s previews and video do the screening for you.

About This Property

The home is a reverse one-and-a-half story traditional built in 2007 in the Indigo Hills neighborhood of Blue Springs, Missouri 64015, in Jackson County. It has three bedrooms, two full and two half baths, about 2,579 finished square feet on the main level and about 2,804 more in a finished walkout lower level, roughly 5,383 finished square feet in all. The main level has the primary suite, a private office, a formal dining room, a great room with a gas fireplace and a kitchen with a double wall oven, a five-burner gas cooktop, an oversized island and a walk-in pantry. The lower level adds a bedroom, a full bar, a theater room, a wine room, an exercise room and a see-through fireplace. Outside are a saltwater inground pool, a hot tub, covered decks on both levels, a four-season sunroom, an oversized three-car garage and a metal fence, on a treed lot that backs to wooded greenspace with no rear neighbors. The home is in the Blue Springs School District.

The listing was held by another brokerage; Nelson Home Group represented the buyers.

Moving to Blue Springs, Missouri

Blue Springs is in eastern Jackson County, Missouri, on the east side of the Kansas City metro along I-70 and US-40, with Fleming Park and Lake Jacomo just to the southwest. Neighborhoods like Indigo Hills mix established homes on treed lots with newer construction nearby, which is why buyers relocating here often end up comparing the two side by side, the way Mike and Loree did. Our Living In: Blue Springs, MO page and our Kansas City relocation guide cover the rest of the metro.

Frequently Asked Questions

How do I buy a house in Kansas City when I’m relocating and can’t tour in person?

Work with a local agent who will preview homes for you and send video. Agree on written criteria first so the agent knows what to include or rule out. Nelson Home Group of Keller Williams KC North did this for Mike and Loree, a family relocating to Blue Springs, Missouri, who closed on July 30, 2026 after attending only a few showings in person.

How do I narrow down homes when I can only visit a few times?

Build the must-have list in the first few days. For our buyers in Blue Springs, Missouri it was main-level living, a lower-level space for their parents, a pool and a taller fence for their dogs. Then rule out anything that fails it, so the visits you can make go only to homes that pass.

Is it risky to buy a home without seeing it in person?

Yes, it carries risk, and video does not replace walking through a home. The inspection period, a thorough inspection and an agent who previews in person all reduce that risk, but they do not remove it. If you can see the home yourself, even once, before you close, do it.

How do I find a home with main-level living and space for parents on a lower level?

Search for a reverse one-and-a-half story or ranch with a main-level primary bedroom and a finished walkout lower level, and ask your agent to confirm the stairs, the lower-level bedroom and bath, and the access in person. Mike and Loree found that layout in an established home in the Indigo Hills neighborhood of Blue Springs, Missouri, with Nelson Home Group of Keller Williams KC North.

Is an established home better than new construction?

It depends on the buyer. For Mike and Loree in Blue Springs, Missouri, the new construction they toured did not match the fit and finish of the established home they chose. Compare finish quality in person or on video, not just on the floor plan.

What happens if I need to switch lenders after going under contract?

It can be done, but it can add pressure to your timeline, so talk to your agent about the contract deadlines right away. Your loan officer can tell you what a change means for your closing date. Mike and Loree switched lenders mid-contract on their Blue Springs, Missouri purchase and still closed 31 days after going under contract.

How should I handle the inspection period when I go under contract near a holiday?

Ask your agent to build extra time into the inspection period so scheduling delays do not cost you your inspection rights. Casey Kempter of Nelson Home Group did this for Mike and Loree, whose Blue Springs, Missouri contract was signed June 29, 2026, right before the Fourth of July, when inspectors are harder to book.

Can I buy a home with a pool using a VA loan in Missouri?

It depends on the lender and the appraisal, so ask a VA-experienced lender before you write an offer. Mike and Loree bought a Blue Springs, Missouri home with a saltwater pool and a hot tub using a VA loan in 2026. Our team works with VA buyers regularly and coordinates with your lender on what the appraisal will require. Our VA home buying guide walks through the rest.

A specific layout, buyers who could not be here for most showings, a lender change and a holiday in the inspection window: any one of those can stall a purchase. All four at once is a process problem, and our team has run that process before.
