How Do I Buy a Home in Olathe, Kansas, While Living in Another State?

Plan trips for in-person showings, use virtual tours in between, and keep your inspection. That is how Jonathon and Emily, relocating from Illinois, bought a home in Raven Crest in Olathe, Kansas, with Realtor Michelle Neely of Nelson Home Group, Keller Williams KC North. They lost the first house they loved to a buyer willing to waive inspections. On the second, Michelle negotiated a price below asking plus a home warranty, and a professional inspection checked the foundation and drainage before they closed on November 2, 2026.

Here is how it went, start to finish.

The Full Story

Jonathon and Emily were relocating from Illinois to the Kansas City area. With family already living nearby and a wedding ahead of them, they were excited to find a home where they could begin their next chapter together.

They connected with Nelson Home Group, Keller Williams KC North through Google and began working with Realtor Michelle Neely.

Because they were still living in Illinois, house hunting required some coordination. Jonathon and Emily traveled to Kansas City for in-person showings, while Michelle also toured a few properties virtually so they wouldn’t miss opportunities between visits.

They initially found a home they loved and submitted an offer. Unfortunately, another buyer entered the picture, creating a bidding war. The competing buyer was willing to waive inspections, but Jonathon and Emily weren’t comfortable taking that risk.

The competing buyer was willing to waive inspections. Jonathon and Emily weren’t comfortable taking that risk, and they lost the house they thought was the one.

During another visit to Kansas City, they stopped by an open house in Olathe and fell in love with a different property.

This home had something special: a unique backyard with additional outdoor spaces, mature trees, and a beautiful setting. But the layout also raised an important question. Was the yard simply a fun, unusual feature, or could drainage become a problem?

Rather than ignoring the concern, Jonathon and Emily decided to investigate it before committing to the purchase.

The Strategy

Michelle accompanied the buyers and a family member on another visit to the property to evaluate whether it was worth pursuing.

The home had been on the market for a while, creating an opportunity to negotiate. Michelle recommended starting with an offer below the asking price, expecting the sellers might counter. They did.

Rather than immediately accepting or countering back, Michelle informed the listing agent that Jonathon and Emily would be looking at other properties before making their next decision.

That changed the conversation. Concerned about losing the buyers, the sellers agreed to accept Jonathon and Emily’s original offer, including a home warranty. The buyers secured a purchase price below asking without having to increase their initial offer.

Rather than countering back, Michelle let the listing agent know the buyers would be looking at other homes. The sellers accepted the original offer.

But the negotiation was only part of the process. The unusual backyard still needed to be evaluated. Michelle and the buyers relied on a professional home inspector to thoroughly examine the foundation and drainage conditions.

The inspection found no significant problems with either. Only a few minor repairs were requested, and the sellers agreed to address them.

Unlike the first property they had lost, Jonathon and Emily were able to move forward with the protection of a home inspection and greater confidence in their decision.

The Success

Jonathon and Emily closed on their Olathe home on November 2, 2026. The home had 32 days on the market, and they closed 21 days after going under contract on a conventional loan.

They purchased it below the asking price, received a home warranty, and had their concerns about the foundation and drainage addressed through a professional inspection.

The backyard that initially raised questions became one of the most exciting features of the home. Their niece and nephew had already demonstrated just how much fun the additional outdoor play areas could be.

Now, Jonathon and Emily are looking forward to moving from Illinois, being closer to family, getting married, and eventually starting a family of their own in their new home. Losing the first house was disappointing, but they didn’t have to compromise on inspections or rush into a purchase to find a home they loved.

The takeaway: When relocating to Kansas City, buyers don’t necessarily have to choose between finding the right home and protecting themselves. Virtual showings, careful negotiation, and thorough inspections can help buyers make informed decisions, even when they’re shopping from another state. The approach depends on seller motivation, competition, property condition, contract terms and available alternatives, and one seller’s response doesn’t guarantee another’s.

Frequently Asked Questions

Can I buy a home in Kansas City while living in another state?

Yes. Out-of-state buyers can combine virtual showings with planned visits to Kansas City. Michelle Neely helped Jonathon and Emily tour properties remotely between their trips from Illinois, allowing them to continue their search without traveling for every showing.

Should I waive a home inspection to compete with other buyers?

Waiving inspections can expose buyers to costly problems they may not discover until after closing. Jonathon and Emily chose not to waive inspections on their first attempted purchase, even though it meant losing that home. Their eventual purchase allowed them to investigate concerns about drainage and the foundation before closing.

Can I negotiate below asking price if a home has been sitting on the market?

Potentially. A longer time on the market can create negotiating opportunities, although sellers are not obligated to accept a lower offer. In this transaction, Michelle used the property’s time on the market to support an opening offer below asking, and the sellers eventually accepted that original offer.

What if I love a house but I’m worried about backyard drainage?

Buyers can hire qualified inspectors or drainage specialists to investigate potential water-management issues before deciding whether to proceed, subject to their contract’s inspection terms. Jonathon and Emily had the foundation and drainage evaluated, and the inspection did not reveal significant concerns.
