Kearney Native and Kansas City Northland Realtor, Nelson Home Group, Keller Williams KC North
I am Danny Stansbury, a Realtor with Nelson Home Group, Keller Williams KC North, licensed in Missouri. I was born and raised in Kearney, Missouri, and I have spent my whole life around the Kansas City area. That has given me a real understanding of the local market and the communities that make it up, from the Northland towns I grew up in to the suburbs on the east and south sides of the metro where my clients have closed this year.
I am proud to be part of Nelson Home Group, Kansas City’s highest-rated real estate team on Google. Being on this team means a transaction coordinator, in-house marketing, and a team leader who is a licensed mortgage originator stand behind every one of my deals, so a first-time buyer working with me gets a full team, not a rookie on his own.
A Little More About Me
I have always had a competitive mindset, and a lot of that comes from playing football growing up. The discipline, work ethic, and consistency that football taught me are things I carry with me every day into my real estate business. Showing up prepared, doing the unglamorous work, and staying consistent when nobody is watching is how you win on the field, and it is how you win a house in a multiple-offer situation.
I am also an avid golfer and love being out on the course whenever I can. If you ever play a round with me, you might not believe how often I actually get out there.
What I Specialize In
Most of my business so far has been buyers, and most of those have been first-time buyers. Four of my first five closings were people buying their first home. The other thread running through my work is financing that other agents treat as a problem: FHA and VA offers on listings that asked for cash or conventional. Here is what each of those looks like in practice.
First-Time Buyers
My first closed transaction with Nelson Home Group was a first-time buyer in Kansas City’s Crestview subdivision who was most worried about how much cash she would need at closing. She closed on FHA financing with $6,323 in seller concessions and brought less than $1,000 to the table. Read how that purchase was structured.
That is the conversation I want to have with every first-time buyer before we look at a single house: what you actually need to bring to closing, what the seller can be asked to cover, and which loan program fits your situation rather than the one a lender happened to quote first. If you are just getting started, our team’s first-time buyer guide is the place to begin.
VA and Military Buyers
I represented a veteran household buying in Cameron, Missouri, on a 5-bedroom ranch whose listing named cash and conventional financing only. We wrote a VA offer anyway, negotiated under the reduced list price, and closed 33 days after contract. Read how the VA offer won.
A listing that says “cash or conventional” is usually a seller’s agent guessing about appraisal and repair risk, not a rule. Our team is led by a 21-year Air Force veteran and licensed mortgage originator, and our Kansas City VA home buying guide and veterans resource hub cover what a VA offer really needs to win.
Buying Across the Metro
Kearney and the Northland are home, but my 2026 closings run from Kansas City and Independence to Cameron and Harrisonville, with conventional, FHA, VA and cash purchases in the mix. Whether you are buying your first home, making a move, or investing, I am here to show up, work hard, and get you the best outcome possible. If you are still deciding which part of the metro fits, our Living In series breaks the communities down one by one.
Why Clients Work With Me
Strong communication, attention to detail, and a hard-working mindset in every deal, with a team behind me that makes the process as smooth and stress-free as possible. Here is the track record so far, where I work, and the questions I get asked most.
My Track Record So Far
I closed my first transaction with Nelson Home Group in June 2026. Through early October I have closed 5 homes and more than $1.5 million in volume, every one of them representing the buyer, in four cities across the metro. Two more are under contract, including my first listing, in St. Joseph.
Where I Work
I grew up in Kearney and know the Northland best, including Liberty, Smithville, Excelsior Springs and Kansas City. My closings this year also include Independence, Cameron and Harrisonville, with work pending in St. Joseph. Here is the full list of communities we serve.
Common Questions
Do you work with first-time buyers?
Yes. Four of my first five closings were first-time buyers, and the first one brought less than $1,000 to closing on an FHA loan. Getting you a real number for cash to close before we tour is the first thing I do.
Can I use a VA or FHA loan on a house that says cash or conventional only?
Often, yes. I have closed both. The listing language is usually a guess about risk, and a clean offer with the right terms and a lender who answers the phone changes the seller’s mind.
Do you only work in the Northland?
No. Kearney is home, but I have closed in Cameron, Harrisonville, Independence and Kansas City this year, and I will go wherever the right house is.
What is the first step?
A conversation about your budget, your timeline, and what you actually need in a house, before we look at anything. Then a lender conversation with our mortgage team so the offer we write is one that closes.
