Two Cancelled Listings, 306 Days of Market History, and a $545,000 Sale

Jay and Sarah’s home in Club View Estates had been listed twice with another brokerage. Both listings were cancelled without a sale. On the third listing, with Nelson Home Group of Keller Williams KC North, it sold for $545,000 and closed January 13, 2026.

The house was never the problem. Six bedrooms, four baths, 5,043 finished square feet on .83 treed acres at the closed end of a cul-de-sac — in a market that was moving. What changed on the third listing was not the price. It was who saw it.

Here is how that sale actually came together, including the number most sellers never hear about until it is working against them.

The Full Story

Jay and Sarah loved that house. It is the kind of property people in northwest Missouri wait years for — nearly an acre, trees at the back lot line, no through traffic, and room for a family that had grown into every square foot of it.

Then the arithmetic of the house changed. Their kids were heading to college. Retirement moved from something abstract to something on a calendar. And a six-bedroom home built around a full staircase stopped matching the life two people were actually living in it. Jay was dealing with hip and knee issues that made those stairs a daily problem, and a home with maintenance provided went from a nice idea to a requirement.

So they listed it. Twice, with another brokerage. Both listings ended in cancellation without a sale. By the time they heard from Nelson Home Group they were out of patience and out of theories — a beautiful house, a beautiful neighborhood, a market that was selling, and no explanation for why theirs was not.

And here is the part almost nobody tells a seller: when a listing is cancelled and relisted, the clock does not reset. Cumulative days on market follows the property from listing to listing. By the time this home went under contract, its CDOM read 306 days. Every agent pulling comparable sales could see it. That number was working against the house before a single new buyer walked through the door.

“A home that sits in a market that is selling is not a mystery. It is a marketing problem wearing a pricing costume.”

— Nelson Home Group

The Strategy

Nelson Home Group started over from the ground up. Michelle Neely took the listing and treated it as a new property rather than a re-post, because on a third listing that is the only approach that works. Buyers’ agents had already seen this house twice.

A professional stager reset the home room by room. Not a walkthrough with a punch list handed to the sellers — an actual reset, space by space, so the photography had something to work with.

A listing video went into production for YouTube. Not a slideshow of MLS stills. A walkthrough built to be watched, which matters enormously on a house like this one, where the story is the lower level, the deck and the lot — none of which read properly in a still photo.

The listing walkthrough produced for 11109 Club View Drive, St. Joseph, MO.

A social media marketing push ran underneath both. The first two listings reached the buyers already looking in St. Joseph. This one had to reach the buyers who were not — because the buyer for a 5,000-square-foot home on .83 acres in Andrew County is very often someone who does not yet know Club View Estates exists.

None of that is exotic. It is the difference between listing a house and marketing one, and on a property carrying 306 days of visible market history it was the entire ballgame.

“The first two listings asked the market to come find the house. The third one went and found the buyer.”

— Nelson Home Group

The Success

The home went under contract on December 10, 2025 with a single offer — from a family Jay and Sarah described as over the moon to get it — and closed 34 days later, on January 13, 2026, at $545,000 with conventional financing and no seller concessions.

While that sale was in motion, Nelson Home Group was working the other side of the move. We found Jay and Sarah their next home: new construction, maintenance provided, single-level living, built around what they actually needed instead of a house they had to keep working around. They closed on it the same week they closed on Club View Drive.

That is the whole point of a downsizing move, and it is the part that disappears when a listing stalls. Jay and Sarah were not trying to sell a house. They were trying to get to the next chapter, and the house was the thing standing in the doorway.

About This Property

St. Joseph and Andrew County

Club View Estates sits on a seam in the map that trips people up. The mailing address reads St. Joseph, but the subdivision is in Andrew County, not Buchanan, and it is served by the Savannah school district rather than St. Joseph Schools. Buyers filtering by city limits can miss this pocket entirely.

The lots do most of the work out here. Nearly an acre, treed at the back, a deck running the rear elevation and a walkout lower level with its own garage below the main two-car. That is a different product from anything inside the St. Joseph city grid at the same price, and it draws a buyer who is usually coming from somewhere else. It is also on city water with a private septic system, which surprises people who assume a St. Joseph address means St. Joseph city services.

Frequently Asked Questions

Why didn’t my house sell the first two times I listed it?

In Jay and Sarah’s case the house was never the problem — the marketing was. Their home in Club View Estates was listed twice with another brokerage and both listings were cancelled without a sale. Nelson Home Group of Keller Williams KC North relisted it with professional staging, a new listing video and a social media marketing push that reached buyers the first two listings never touched. It sold for $545,000 and closed January 13, 2026.

What happens to days on market when a listing is cancelled and relisted?

The clock does not start over. Cumulative days on market, or CDOM, follows the property across listings, and every agent running comparable sales can see it. By the time 11109 Club View Drive went under contract on its third listing, CDOM read 306 days. That history is visible, it shapes how buyers and their agents read the house, and it is the strongest argument there is for making a relist look and feel like a genuinely new listing rather than a repost.

Should I relist with a new agent after a cancelled listing?

Not automatically — but you should demand a different plan. If the second listing is just the first listing at a lower price, you are testing the same theory twice. Ask specifically what will be different: staging, photography, video, paid distribution, and who the buyer is expected to be. If nobody can answer that last question, you have found the problem.

Can I sell my current home and buy my next one at the same time?

Yes, and it is a large part of what we do. While marketing and selling Jay and Sarah’s home in Club View Estates, Nelson Home Group also found and helped them purchase a new-construction, maintenance-provided home. Both closings landed in the same week.

What does it actually mean to restage and remarket a home?

For this listing it meant bringing in a professional stager to reset the home room by room, producing a new listing video for YouTube, and running a social media marketing push underneath both. Different photographs, different distribution, a different buyer pool — not a price cut and a new MLS number.

Is a large home harder to sell in St. Joseph, MO?

Size alone is not the deciding factor. This six-bedroom, four-bath, 5,043-square-foot home on .83 acres carried 306 cumulative days on market across three listings before it sold for $545,000 in January 2026. Homes that sit are usually the ones being marketed to whoever happens to be searching that city, and the buyer for a home this size is frequently not that person.

How do you sell a large multi-story home when the owners need single-level living?

You sequence the two halves. Selling the current home and buying the next one are one move with two transactions, and the order matters. For Jay and Sarah that meant marketing a six-bedroom home with a full staircase while simultaneously finding a new-construction, maintenance-provided, single-level home suited to Jay’s hip and knee needs.

Does Nelson Home Group work in St. Joseph and Andrew County?

Yes. Nelson Home Group of Keller Williams KC North works throughout the Northland and northwest Missouri, including St. Joseph, Savannah, Andrew County and Buchanan County, alongside the Kansas City metro.

A cancelled listing is not a verdict on your house. It is information about how the house was brought to market, and it is fixable — but only if the next listing is genuinely different from the last one.

What Cumulative Days on Market Means

  • DOM counts the current listing only
  • CDOM follows the property across listings
  • A cancellation does not reset it
  • Buyer agents see it on every comp report
  • It typically clears after a long enough gap off market

On 11109 Club View Drive, DOM read 56 and CDOM read 306. Both were true at the same time.

Why Listings Get Cancelled

  • Price set above what the market will pay
  • Photography that undersells the house
  • Marketing limited to whoever is already searching that city
  • A buyer pool that was never identified
  • Condition or access problems that go unaddressed

Only the first one is about price, and it is the one sellers are usually told to fix first.

How Fast It Actually Moved

  • August 19, 2025 — listed with Nelson Home Group
  • December 10, 2025 — under contract, one offer
  • January 13, 2026 — closed at $545,000

Conventional financing, no seller concessions.

What a Real Restage Involves

  • A stager working room by room, not a punch list
  • Furniture and layout changed, not just decluttered
  • New photography once the rooms are reset
  • Video for the spaces stills cannot carry
  • Distribution beyond the buyers already searching

The goal is a listing that reads as new, because on a relist that is exactly what it has to be.

Selling and Buying at the Same Time

  • Know what the current home will realistically net
  • Line up financing before you shop
  • Sequence the closings, do not hope they align
  • Decide early what happens if one side slips

Jay and Sarah closed both sides in the same week — the sale of Club View Drive and the purchase of a maintenance-provided new build.

St. Joseph and Andrew County at a Glance

  • About 55 minutes north of downtown Kansas City
  • Club View Estates sits in Andrew County, not Buchanan
  • Served by the Savannah school district
  • Acreage lots common northeast of the city
  • City water with private septic is typical out here

It is a genuinely different housing product from the St. Joseph city grid, at a similar price.
