The Coves Homes for Sale | Active in The Coves: 4-Bedroom Patio Home at 5225 NW 82nd Terrace, Kansas City, Listed Under $300,000
The Coves is a 1970s-era neighborhood off NW Barry Road in the Northland, west of I-29, built around a clubhouse, a pool, tennis courts, a pickleball court, and a handful of ponds. The patio homes here are a smaller slice of the neighborhood, and they rarely come up at this price. Nelson Home Group, Keller Williams KC North checked the sales history on Heartland MLS before listing 5225 NW 82nd Terrace: the last patio home in The Coves to close under $300,000 did so in 2020, and the twelve-month average is about $336,000. At $295,000 with four bedrooms, this one is priced to move.
The home was built in 1978 and has 1,800 finished square feet across two levels, with 1,162 on the main floor and 638 in the finished walk-out lower level. The main floor is a ranch layout with a vaulted ceiling, skylights, and a brick fireplace in the living room. The primary bedroom is on this level. Two balconies open off the main floor, which is one of the quirks of these patio homes: the lots are small, so the outdoor space goes up and out instead of across a yard. The sellers built a pergola over the patio by the front entry, which wraps toward the side of the house and gives the entrance some shade and some character.
The sellers’ prep work is the kind that shows in the kitchen first. They replaced the countertops and added counter space, installed a range hood and moved the microwave out of the way, and put in a high-end gas range. Downstairs, they framed a wall in the lower level to create a true fourth bedroom. The lower level also has a recreation room, a family room with its own brick fireplace, a full bath, and a walk-out door. Outside, they skim-coated the front sidewalk and steps. None of it is a full flip, and it does not need to be. The house is updated where it counts and ready to live in as is.
The HOA runs $255 a month and covers lawn care, snow removal, and street maintenance, which is the practical reason people choose a patio home in The Coves over a detached house on a quarter acre a mile away. The neighborhood amenities carry real weight here. The Coves Swim Team has competed in the Northland Swim Conference since 1973 and hosts home meets at the neighborhood pool through the summer. The clubhouse can be reserved for private events. Fishing is allowed in the ponds, with kayaks and canoes welcome and motorized boats not permitted. All of that was confirmed directly with the association.
Day to day, the location does the heavy lifting. The Hy-Vee at 8301 N St Clair Avenue is under a mile from the front door, recently remodeled, and rated 4.4 stars on Google across more than 3,800 reviews. Zona Rosa is about five minutes away for shopping, with a Walmart Supercenter and a Target within six minutes. For dinner, Thai Orchid Northland (4.8 stars, nearly 900 Google reviews), BC Bistro on NW Prairie View Road (4.6 stars, about 1,100 reviews), and Cooper’s Hawk at Tiffany Springs (4.6 stars, about 1,200 reviews) are all a short drive. Kansas City International Airport is roughly 13 to 15 minutes by car, and downtown Kansas City is roughly 20 to 25 minutes on I-29, with little traffic to speak of on that stretch at rush hour.
The home is assigned to Line Creek Elementary, Plaza Middle School (Congress for some grades), and Park Hill High School in the Park Hill School District. Taxes for 2025 were $2,414. Showings are by appointment through Nelson Home Group, Keller Williams KC North at 816-680-6624.
