What Happens When Your Next Home Depends on Selling This One?

You need the current home to sell fast, on terms that hold, so the next closing can happen right behind it. In September 2022 Katy and Mark were in exactly that spot with their four-bedroom ranch in the Fiddler’s Ridge neighborhood of Weston, Missouri: they were already under contract on their next home, and that contract depended on this one selling. Katy is a Realtor with Nelson Home Group, Keller Williams KC North, so she listed it herself. The home went under contract its first weekend on the market, 4 days on market, at full asking price, on one offer from a buyer using a VA loan. It closed on October 27, 2022, with no seller concessions and no repairs negotiated, and their next purchase closed as planned right behind it.

Knowing the process from the inside did not make the deadline any less real. The next home was waiting on this sale, and the window to get it sold was limited.

Here is how it actually went, start to finish.

The Full Story

Katy and Mark had already found their next home and were under contract on it. Like a lot of move-up buyers in the Kansas City Northland, they needed the equity in the house they were living in to make the next purchase work, so the offer on the next home depended on this house selling first.

In Katy’s words: “We had to sell this one in order to buy our next home which we were already under contract on.”

The house was a 2015 reverse 1.5 story ranch in Fiddler’s Ridge, on the edge of Weston in Platte County. It had four bedrooms, three full baths and about 2,882 finished square feet, half of it on a walkout lower level. Because Katy is a Realtor with Nelson Home Group, this was the rare sale where the agent and the seller were the same person. That changed the paperwork. It did not change the pressure.

“The next home’s contract did depend on this one selling and we were nervous about that. We had limited time to get it sold.”

The Strategy

With the next purchase riding on this sale, the plan had to work the first time. There was no room for a slow start, a price cut three weeks in, or an offer that fell apart halfway to closing.

The work happened before the sign went up. The lower level had been newly finished, with luxury vinyl plank flooring, a second fireplace, a fourth bedroom, a full bath and a bonus room. New carpet went into the primary bedroom, the two other main-floor bedrooms and the stairs. The home launched with a video walkthrough so buyers could see the whole floor plan, walkout lower level included, before they ever booked a showing.

Katy listed the home on September 11, 2022, at one price, and that price never changed. Because she was selling her own property, the listing was disclosed as an owner-agent sale, as Missouri requires when a licensee sells their own home. Buyers and their agents saw that disclosure before anyone wrote an offer.

The purchase of the next home carried a home sale contingency: it depended on this house selling within a set window. That is a common setup for Northland move-up buyers, and it only works if the current home launches strong. A slow launch eats the window. A strong one leaves room to spare.

Nelson Home Group is not a law firm. How a home sale contingency, a kick-out clause or an owner-agent disclosure works depends on the exact contract language, so talk with a Missouri real estate attorney about your specific situation before you sign.

The Success

The home went under contract its first weekend on the market, 4 days on market by the Heartland MLS count, at full asking price. It was one solid offer, from a buyer using a VA loan, and one was all it took. The sale closed on October 27, 2022, with no seller concessions and no repairs negotiated.

VA appraisals come with their own property standards, and some sellers get nervous when a VA offer is the only one on the table. This one closed as cleanly as any other. The home was well kept and newly updated, so the appraisal and inspection gave nobody a reason to reopen the deal.

Katy and Mark’s next purchase closed as planned right behind it. As Katy put it: “Next closing closed as planned! Domino closings.”

For sellers in Weston and the Kansas City Northland whose next home depends on this sale: you don’t need a bidding war. You need one solid offer, on time, with terms that hold through closing, so the next closing can fall right behind it. That is what Nelson Home Group of Keller Williams KC North built this sale around.

“It went under contract the first weekend on market.”

Frequently Asked Questions

How do I sell my house and buy another one at the same time?

Most buyers in the Kansas City Northland who need their current home’s proceeds write a home sale contingency into the offer on the next house, then list the current home right away. The contingency gives you a set window to sell. Katy Gaines of Nelson Home Group, Keller Williams KC North, used that setup on her own family’s move in Weston, Missouri, and both closings happened back to back as planned.

What is a home sale contingency?

It is a clause in your offer that makes the purchase depend on selling your current home by a set date. If your home doesn’t sell in time, the contract’s terms decide what happens next. Read that section closely with your agent before you sign.

What happens if my house doesn’t sell before the contingency deadline?

It depends on how your contract is written. Common outcomes are extending the deadline by agreement, releasing the contract, or the seller moving on to another buyer, and what happens to your earnest money depends on the specific terms. Nelson Home Group is not a law firm, so for anything beyond the general picture, talk with a Missouri real estate attorney before you sign.

Will a seller accept an offer that depends on selling my current home?

Some will, especially if your home is already listed or under contract. Many sellers ask for a kick-out clause, which lets them keep marketing and gives you a short window to remove your contingency if another offer comes in. The stronger your own home’s launch, the stronger your offer looks.

Can a real estate agent sell their own house in Missouri?

Yes. A Missouri licensee buying or selling property for themselves must disclose in writing that they are licensed, and the MLS marks the sale as owner-agent. Katy Gaines of Nelson Home Group listed and sold her own Weston home in 2022 with that disclosure in place.

Is one offer enough to sell my house?

Yes, if it’s the right one. When your timeline is tight, a single solid offer with financing that holds through closing does the same job a bidding war does. Katy Gaines’s Weston home sold on one offer, at full asking, its first weekend on the market.

Should I list my house before or after I find my next home?

Both work, and each carries a different risk. Listing first means you might sell before you find the next place. Buying first with a sale contingency means racing a deadline. The right order depends on your finances and how fast homes like yours are selling in your part of the Northland.

Should I worry about accepting an offer from a buyer using a VA loan?

VA loans have their own appraisal and property standards, which make some sellers nervous. In practice, a VA offer from a well-prepared buyer can close as smoothly as any other. Katy Gaines’s own Weston home sold to a VA-financed buyer with no concessions and no repairs negotiated.

A sale that the next home depends on is a timing problem more than a pricing problem. The sellers who come through it fine are the ones who launch strong, take the offer that will actually close, and know their contingency deadline cold. If your next move in the Kansas City Northland depends on selling the home you are in now, our team has worked through this before.
