What Is an Inherited House Worth When Nobody Can Live in It?

The Full Story

A family living out of state inherited their loved one’s property in Lenexa, Kansas: about three wooded acres in Johnson County with a house that was past saving. The house and its deck were not safe to enter, the family did not have keys, and nobody lived close enough to manage any of it.

They found Nelson Home Group, Keller Williams KC North online and interviewed several agents before hiring us. Based on Joe Nelson‘s account of those conversations, what decided it was how we planned to price and market a property most agents would treat as a problem, and steady contact by phone and text without being pushy.

Their goal was simple: sell it from where they lived, without fixing, cleaning out or managing a house nobody could use.

The Strategy

The first decision was what we were actually selling. The house could have gone to market as a fixer, but it was too far gone for anyone to renovate, so a fixer listing would have been pitched to a buyer who did not exist. The value was the land: about three wooded acres near Falcon Ridge Golf Club, less than two miles from Lenexa City Center.

We recommended marketing it as land and told the family plainly that the likely buyer would tear the house down and build. We came back to that conversation with them several times before listing, so the plan was theirs as much as ours. The listing went into the MLS as land, and the notes to agents said the house and deck were not safe to enter.

“Nobody was going to live in that house again. People wanted the land, so that’s what we sold.”

Joe Nelson, Nelson Home Group

The second decision was price. Raw acreage this close to Lenexa City Center rarely comes up, so there were very few comparable land sales to work from. Rather than guess high and sit, we priced it to bring every serious buyer to the table and let competition show what the land was worth.

Offers came in fast, several of them cash with no inspection contingency, so we asked every buyer for their best and final offer by a set deadline. One buyer included an escalation clause, which raises an offer automatically, up to a cap, only when a competing offer pushes it. No other offer in writing came close to pushing it that far.

That left the family a real choice: wait and hope another offer drove the escalation higher, or lock in a strong number now. We recommended locking it in. With the family’s OK, we countered that buyer at a price below their cap but well above every other offer in hand, and the buyer accepted.

“An escalation clause only goes up if somebody pushes it. Nobody was close, so we asked for a real number instead of waiting on one.”

Joe Nelson, Nelson Home Group

The Success

The property went under contract 4 days after it was listed and closed with a cash buyer, well over asking, with no repairs and no seller concessions. The family never had to fix, clean out or manage the house, and they closed remotely, so nobody had to travel to Kansas City.

The tradeoff was the escalation clause itself. Countering below that buyer’s cap meant giving up the chance that another offer might have pushed the price higher. The family chose a certain, strong number over a possible one. The buyer has since taken the house down.

The numbers, kept separate: 4 days from listing to contract, 26 days from contract to closing, and 30 days from listing to closing. The sale closed on March 14, 2025.

The takeaway: when an inherited house would cost more to fix than it is worth, the land may be the real asset. Price for the buyer who will actually buy it, and remember that an escalation clause is a ceiling a buyer agreed to, not a number you are guaranteed.

The limits: this worked because of where the land sits. Wooded acreage this close to Lenexa City Center is scarce, and the same plan on a less desirable lot would draw fewer buyers. Anyone planning to rebuild still has to verify zoning, septic and flood maps for themselves, and this parcel carried a flood plain designation in the MLS. If the property is still in your loved one’s name, talk with a Kansas probate attorney before you list; Nelson Home Group is not a law firm. Our team’s overview of how families keep a home out of probate explains the basics.

Frequently Asked Questions

Can I sell an inherited house that needs to be torn down?

Yes. When a house is too far gone to renovate, the buyer is usually someone who wants the land, so market it as land rather than as a fixer. In this Lenexa sale, the house and deck were not safe to enter, we listed the property as land, and it drew multiple offers and went under contract in 4 days.

Do I have to fix up an inherited house before selling it?

Not when the house is beyond repair. Money spent on a house the buyer plans to tear down rarely comes back. On this sale, the family made no repairs, did no cleanout and paid no seller concessions.

How do you price land when there are few comparable sales?

Look at what makes the location scarce, price to draw every serious buyer rather than guessing at a ceiling, and let competing offers show the value. Here, few land sales near Lenexa City Center existed to compare, so competition between multiple offers set the final number.

What is an escalation clause, and does it get the seller the top number?

An escalation clause raises a buyer’s offer by a set amount over a competing offer, up to a cap, and only when a real competing offer pushes it. If nothing in writing comes close, the cap is not automatic. A seller can counter instead, which is how this family locked in a number well above every other offer.

House or Land? Questions to Ask

  • Could anyone safely live in it or renovate it?
  • Would repairs cost more than the finished house is worth?
  • What is the location worth on its own?
  • Who is the likely buyer: a family, an investor or a builder?

Here, every answer pointed to land.

How an Escalation Clause Works

  • It raises an offer by a set amount over a competing offer
  • It only goes up to the buyer’s cap
  • It only moves when a real competing offer pushes it
  • A seller can counter instead of waiting

This family countered and locked in a number well above every other offer.

Before Anyone Builds on Land Like This

  • Check the flood maps
  • Confirm septic approval for a new home
  • Confirm the zoning allows the plan
  • Budget for taking the old house down

Those checks belong to the buyer. On this parcel, the MLS noted a flood plain designation.
