Can I Take My Time Getting an Inherited House Ready From Out of State?

The Full Story

In August 2024, a homeowner who lives out of state reached out to Nelson Home Group, Keller Williams KC North after finding us online. He had inherited his mother’s two-story Colonial in Troostwood, a small neighborhood just east of Troost Avenue in Kansas City, Missouri, and the house still held years of her belongings.

He lived full-time in another state, and family responsibilities back home limited how much time he could spend in Kansas City. He had two decisions in front of him: whether to fix the house up before selling or sell it as it was, and whether to sell it with everything still inside or clear it out first.

He interviewed two other top Kansas City agents before he decided who to hire.

The Strategy

We put both options on the table. Joe Nelson of Nelson Home Group, Keller Williams KC North compared what a renovation would cost against what the house would likely sell for once it was finished, its after-repair value. The difference did not leave enough profit to justify the cost, the time and the trips back to Kansas City for a seller running the project from another state. We recommended selling the house as-is.

“The juice just wasn’t worth the squeeze for him. He needed a plan that worked from where he actually lived.”

Joe Nelson, Nelson Home Group

The second decision mattered more. He considered selling the house with the contents still in it, which is the fastest way out and usually means selling to an investor. We advised him to clear it out and clean it up as best he could instead. In our experience, a buyer who plans to live in a house will pay more than an investor, but that buyer has to be able to see the house first.

Clearing out a parent’s house takes time, and we did not rush him. Over the roughly 13 months between our first meeting and the listing date, we checked in every few weeks, mixing phone calls and texts. It was steady, not pushy, and he told us he never felt bothered. That follow-up is why he stayed with us after interviewing two other agents.

When the house was ready, we listed it on September 26, 2025, with a full photo set and a video tour, marketed as-is, with nothing to repair and nothing to credit back.

“I just checked in every few weeks. A call one time, a text the next. He never felt pushed, and when the house was ready, so were we.”

Joe Nelson, Nelson Home Group

The Success

His goal was a clean sale he could manage from where he lived, without taking on a renovation. That is what he got. The home went under contract in 8 days with multiple offers, and the buyer was an owner-occupant paying cash. It sold as-is, with no repairs and no seller concessions, and he did not have to travel back to Kansas City for closing.

He made a trade to get there. Selling as-is meant the house sold under list and gave up whatever a renovated house might have brought. He made that call with the numbers in front of him, and the clean-out netted him more than selling the house with its contents would have.

The numbers, kept separate: about 13 months from our first meeting to the listing date, 8 days on market from listing to contract, 20 days from contract to closing, and 28 days from listing to closing. The sale closed on October 24, 2025.

The takeaway: if you inherit a house full of belongings in another state, the first question is not what it could sell for fixed up. It is what clearing it out would get you compared with selling it as it sits, and what a renovation would cost you in money, time and trips compared with what the finished house would sell for.

The limits: this worked because the house had good bones, sat in a neighborhood where few homes come up for sale, and could be cleared out without major repairs. A clean-out is not free. It takes time, and the taxes, insurance and utilities keep running on a vacant house while you work. If the house is still in your parent’s name, talk with a Missouri probate attorney before you list; Nelson Home Group is not a law firm. Our team’s overview of how families keep a home out of probate explains the basics.

Frequently Asked Questions

Do I have to clean out an inherited house before I sell it?

No. You can sell a house with the belongings still inside, but that usually narrows the buyers to investors, who price in the cleanout, the repairs and their own profit. In this Troostwood sale in Kansas City, clearing the house out and cleaning it up let owner-occupant buyers see it, and it drew multiple offers in 8 days. If you can’t do the work yourself, an estate sale or cleanout company can handle it on your timeline. Our guide to downsizing a parent’s home covers how families sort a lifetime of belongings.

Who pays more for a house, an investor or a buyer who will live in it?

In our experience, a buyer who plans to live in the house usually pays more, because they are buying a home rather than a margin. An investor has to leave room for repairs, holding costs and profit. That is why this seller cleared the house out instead of selling it with the contents, and an owner-occupant bought it.

How long can I take to get an inherited house ready to sell?

As long as your situation needs, provided you keep the property taxes, insurance and utilities paid and the house secure while it sits empty. Check that your insurance covers a vacant house. In this case, about 13 months passed between our first meeting and the listing date while the seller cleared it out.

How do I decide whether to renovate an inherited house before selling?

Compare the cost of the work, plus your time and travel, against what the house would sell for once it is finished, often called the after-repair value. If the difference does not leave enough profit, selling as-is is usually the better fit. For this out-of-state seller it did not, so the house sold as-is.

How often should a listing agent check in while I get an inherited house ready?

Often enough that you never wonder whether they are still there, and not so often that it feels like pressure. In this sale, our team checked in every few weeks for about 13 months, mixing calls and texts. The seller told us he never felt bothered, and that follow-up is why he hired us over two other agents he interviewed.

Sell With the Contents or Clear It Out?

  • Selling with the contents is fastest, and the buyer is usually an investor

  • In our experience, those buyers usually pay more
  • Either way, keep the taxes, insurance and utilities current
