The Leavenworth County KS housing market had more closings and higher sold prices in August 2026, while new contracts slowed. Closed sales rose 14.9% from August 2025, and the median reached $397,450. I would use that combination to plan a move around actual comparable homes and contract timing, rather than assume every measure is moving together.

What changed in the Leavenworth County KS housing market?

The county recorded 116 closings, compared with 101 a year earlier. Its monthly median rose 9.3%, and the average sold price rose 7.2% to $420,790. Those figures describe a stronger completed-sales month on both count and price measures.

New pending sales were 90, compared with 101 a year earlier, a 10.9% decline. That was milder than the 12.3% regional drop in my September Kansas City market update and far milder than the 39.1% decline in neighboring Wyandotte County. It still gives me a separate reason to watch what develops next. The homes closing during the month and the homes newly entering contract are not necessarily the same group. A report can show strength in completed transactions while the next set of agreements is smaller. The timing of the measurement matters to the move you are trying to make.

Should the 51-day average worry a Leavenworth County seller?

Homes that closed in August averaged 51 days on market until sale. That was lower than the 58 days reported a year earlier. It describes the sold homes’ market time, not a promised timeline for your listing and not the length of your contract-to-closing period.

If your move has a firm deadline, I would build the plan around the actual sale and purchase steps, with room for the decisions the transaction requires. The county average cannot tell you when a suitable buyer will appear. Price, property condition, competing listings, and the eventual terms still need attention. A move deadline deserves a plan that can handle the transaction, not a date borrowed from a county average.

Leavenworth sellers received 98.3% of original list price on average in August 2026, up from 98.0% a year earlier.

Through August, Leavenworth’s closed sales were up 11.3% from the comparable 2025 period, and pending sales were up 8.1%. The year-to-date median was $355,000, up 4.4%. Those longer-period figures are different from August’s $397,450 median and its decline in new pending sales.

I want that distinction visible because one strong price month does not define every home in the county. The report also does not assign the price movement to military moves, a particular employer, or a specific group of buyers. Those may be questions people ask, but this table cannot answer them. A local explanation needs evidence for the cause as well as evidence for the number.

Does lower supply make every Leavenworth County listing competitive?
