Pending sales jumped nearly 20% as buyers chased the lowest average price of any county in the metro. While the broader Kansas City real estate market pushed past a $410,000 average, Wyandotte sat at $264,517. This breakdown is based on June 2026 closed data from Heartland MLS, released July 7.

Year to date the average is $261,224, up 2.9%, and the median is $239,000, up 3.9%. Closings rose 3.2% to 162 in June and 4.4% year to date. The clearest sign of demand: pending sales jumped 19.8%, a strong signal that buyers priced out elsewhere are finding value here.
