Housing at Whiteman Air Force Base comes down to three options: on base with Whiteman Family Homes, off base in the towns immediately around Knob Noster, or further out toward the southeast edge of the Kansas City metro with a longer drive. Before you sign anything in any of those categories, you are required to see the Military Housing Office first. That step is not a suggestion and it is the one most people do not know about.
This is one piece of a larger guide. For the full picture of buying and selling with a VA loan in Kansas City, start at our veterans hub.
What is at Whiteman Air Force Base?
The host unit is the 509th Bomb Wing, under Air Force Global Strike Command, and it is one of only two Air Force units to operate the B-2 Spirit stealth bomber. The base is named for 2nd Lt. George Whiteman, who was killed at Pearl Harbor on December 7, 1941, and the first operational B-2, the Spirit of Missouri, arrived on December 17, 1993.
It is a busier installation than the single wing suggests. Tenant units listed by the base include the 131st Bomb Wing of the Missouri Air National Guard, which is the only Air National Guard unit that flies and maintains the B-2 and does so in association with the active duty 509th, the 442nd Fighter Wing of the Air Force Reserve flying the A-10 Thunderbolt II, the 1-135th Assault Helicopter Battalion, the 72nd Test and Evaluation Squadron, the 325th Weapons Squadron and Air Force Office of Special Investigations Detachment 811.
That active, Guard and Reserve mix matters for a housing conversation, because it means the population at Whiteman is not all on the same clock. A traditional Guard member with the 131st and an active duty airman with the 509th have very different reasons to buy or rent, and I have worked with both.
Is there on-base housing at Whiteman AFB?
Yes. On base family housing is privatized and run by Whiteman Family Homes, owned and managed by Balfour Beatty Communities, which holds responsibility for maintaining, repairing, constructing and managing the community.
There is one eligibility line worth reading carefully before you plan around it. The base states that Whiteman Family Homes is a gated residential community leasing exclusively to active duty Air Force families stationed at Whiteman Air Force Base. If you are Guard, Reserve, a DoD civilian or a contractor, that sentence is the answer to your question, and off base is where your search starts.
I am not going to tell you whether there is a waitlist or how long it is. I looked, and no official source states one either way. Ask Whiteman Family Homes directly at the number on their site rather than trusting any number you read in a relocation article, including this one.
Do I have to talk to the housing office before I sign a lease or buy?
Yes, and this is the single most important line on this page. The base states it directly: when you arrive at Whiteman AFB you must visit the Military Housing Office to receive counseling and guidance before entering into any written lease or rental or sales contract for housing.
Air Force Housing also tells members to contact the MHO as soon as you know you are moving, not once you arrive. The office provides referral and relocation assistance and helps members understand lease agreements, including the necessity of military release clauses, which is exactly the kind of thing that costs real money when it is missing from a lease.
The Military Housing Office at Whiteman is 509 CES/CEIHH at 301 Summit Drive, Whiteman AFB, MO 65305, reachable at 660-687-4417. As a Realtor I will say the obvious thing out loud: this requirement exists before a sales contract too, not just a lease. Talk to them early. It costs you one conversation and it can save a contract.
Where is Whiteman AFB and what is around it?
The base sits about two miles south of Knob Noster, at the eastern edge of Johnson County, Missouri, just off U.S. Highway 50. The base’s own documentation puts it approximately 60 miles southeast of Kansas City.
The towns immediately around it, using distances the base itself publishes rather than anything calculated: Knob Noster is 2 miles north, Warrensburg is 9 miles west, Sedalia is 22 miles east and Windsor is 12 miles south. Warrensburg is home to the University of Central Missouri, which shapes the rental market there in ways worth understanding before you sign a twelve month lease during move-in season.
Where do families live if they want to be closer to Kansas City?
Some families want the metro rather than a college town or a small town, and they take the drive. The Nelson Home Group hub puts Whiteman at roughly 75 minutes east of Kansas City, which is the honest number to plan around, and the communities on the southeast edge of the metro are where that math works best.
Two we serve directly are worth looking at first. Harrisonville and Pleasant Hill both sit on the Cass County side of the metro, which is the Whiteman-facing edge, and both community pages carry current market data for those specific areas.
I want to be straight about the tradeoff rather than sell you on it. A 75 minute drive each way is a real cost, in fuel and in time you do not get back, and it is a very different life from living nine miles from the gate. Families choose it for spouse employment, for a bigger housing market or to be near the metro’s medical and airport access. If none of those apply to you, the towns near the base are almost certainly the better answer and I would tell you so.
What schools serve Whiteman AFB families?
Four districts appear on the base’s own School Liaison Officer page: Knob Noster Public Schools, Warrensburg R-VI, Sedalia School District 200 and Henry County R-1 in Windsor.
The detail that matters most for a PCS family is that there is a school physically on the installation. Whiteman Elementary School is on base and is part of the Knob Noster School District. The base also staffs a School Liaison Officer, in Building 3036 Room 113, at 660-687-7664, whose entire job is helping incoming families work through school questions.
School district and school information here is provided for informational purposes only and is not a recommendation. Attendance boundaries change, and families should verify the assignment for a specific address directly with the district before making a decision based on it.
Where do we stay while we look?
The Whiteman Inn at 325 Spirit Blvd is the base lodging facility, it has 94 rooms, it operates 24 hours a day and it provides service to all incoming personnel. Reservations run through 660-687-1844, and you will need to show Department of Defense identification at check in.
Two practical notes. Limited space is available for pets, only dogs and cats, a pet fee applies, current shot records are required, and several breeds are prohibited, so confirm before you arrive with an animal. And if the Inn is full, you can get a letter of non-availability to help secure lodging off base. Remember from our PCS guide that Temporary Lodging Expense covers 21 days for a stateside move, and no Missouri location qualifies for the extended authorization.
Who this applies to and who it does not
Whiteman sits in Johnson County, Missouri, which is outside the ten county area Nelson Home Group serves. I would rather say that plainly than pretend otherwise. If you want to live in Knob Noster, Warrensburg or Sedalia, you should work with an agent who lists and sells there every week, and that is not us.
Where we are the right call is the metro side of that commute. If you are weighing the southeast edge of the Kansas City area against the towns near the gate, or you are using a VA loan and want someone who has closed a lot of them, that is our work. The VA loan mechanics on this page apply the same either way, and our guides to VA loan eligibility and the COE and VA loan costs and the funding fee do not care which county you land in.
One more honest limit. On base leasing eligibility, waitlists, bedroom entitlements and priority categories are set by the Air Force and by Balfour Beatty, not by any Realtor. Confirm those with the Military Housing Office and with Whiteman Family Homes directly.
