VA Funding Fee Refund: How Veterans Get Thousands Back After Closing
By Joe Nelson, Retired Air Force, Nelson Home Group Team Leader and Mortgage Loan Originator
A VA funding fee refund puts thousands of dollars back in your pocket when you paid the fee at closing and the VA later rated you with an effective date that lands before the day you closed. We see this constantly with Kansas City veterans. You buy a home while a disability claim is still working its way through, the rating finally comes back months later, and nobody ever tells you the VA now owes you money. The VA does not always cut that check on its own. You have to go after it. So let me walk you through how the refund works, who actually qualifies, and the steps to claim yours.
Can I get a VA funding fee refund?
Yes. You can get a VA funding fee refund if you paid the fee at closing and the VA later awarded you disability compensation with an effective date before your loan closed. It is not automatic. You request it through your loan servicer or the VA Regional Loan Center, and the money is yours to keep.
The whole thing comes down to one date. Your VA award letter lists an effective date, which is the day your benefit legally kicked in. If that date falls before the day you signed your closing papers, you were exempt on closing day, and the fee you paid is owed back to you. If the effective date lands after you closed, there is nothing to refund. One date settles it.
How much is a VA funding fee refund worth?
More than most veterans realize. On a first-time use with nothing down in 2026, the funding fee runs 2.15 percent of the loan amount. On a $300,000 Kansas City home, that is $6,450. On a $400,000 home, you are looking at about $8,600. If you had already used your VA benefit once, the fee jumps to 3.30 percent, which is closer to $13,200 on that same $400,000 loan. Those rates are set by the VA and locked in through 2031, so what you see above is what you are dealing with for years to come.
If your rating backdates to before your closing, that fee is not a sunk cost. It is a check the VA owes you, and most veterans never cash it.

How do you get your VA funding fee back after closing?
It is not complicated once you know the order to do things in. This is not a form you file blind and hope for the best. It is a short, specific sequence, and the cleaner your paperwork, the faster your money shows up.
- Confirm the effective date. Pull your VA compensation award letter and find the effective date. Line it up against your loan closing date. The effective date has to be the earlier of the two. If it is, you have a case.
- Build your packet. You need three things: the award letter showing the effective date, your Closing Disclosure showing the funding fee you paid, and an updated Certificate of Eligibility showing your exempt status if you can get one.
- Call your servicer first. Tell them you paid the funding fee, your award letter shows an effective date before your closing date, and you want a refund request sent to the VA. Ask for a case number and a timeline before you hang up.
- Escalate if they stall. If the servicer drags their feet, call the VA Regional Loan Center directly at 877-827-3702. VA Form 26-8937 can also get the ball rolling.
- Collect the refund. For any refund issued after July 2019, the VA pays you directly, even if you rolled the fee into your loan. You decide whether to keep the cash or send it to your servicer as a principal-only payment.
If you get a servicer who acts like they have never heard of any of this, keep it simple on the phone: “My VA award letter shows an effective date before my closing date. Please start a funding fee refund request and tell me what you need from me.” That one sentence moves most files.
What if my disability claim was still pending when I closed?
This is the one we see most. You close on your house in March with a claim still grinding through the VA. In August the rating comes back, effective the prior January. Because that effective date sits before your March closing, you were exempt on closing day, and the fee comes back to you. The VA’s own Inspector General has flagged this over and over, exempt veterans who got charged the fee anyway and never saw a refund, often for thousands of dollars apiece. If that sounds like your last few years, it is worth a phone call. And if you want the full picture of what a VA purchase actually costs around here, we break it down in our guide to VA loan closing costs in Kansas City.
Here is why working with us is different. We are Realtors and a licensed mortgage originator under one roof, so we can read your COE and your award letter side by side and tell you in a few minutes whether the dates line up, before you burn an afternoon on hold. Most agents cannot do that. It is the whole reason we work both sides of the deal.
How long does a VA funding fee refund take?
Once your servicer sends in a clean packet, the VA side usually moves in a couple of weeks. What actually eats the clock is gathering your documents and getting the servicer to act, so a realistic window from start to payment is anywhere from a few weeks to a couple of months. The single biggest delay is a sloppy packet. Highlight the effective date on the award letter, attach the Closing Disclosure, and you cut out most of the back-and-forth that drags these things out.
Frequently Asked Questions
Can I get a VA funding fee refund?
Yes. If you paid the VA funding fee at closing and the VA later awarded you disability compensation with an effective date before your loan closing date, you are owed a refund. It is not automatic, so you have to request it through your loan servicer or the VA Regional Loan Center.
How do I request a VA funding fee refund?
Start with your loan servicer. Give them your VA award letter showing the effective date and your Closing Disclosure showing the fee you paid. If they stall, call the VA Regional Loan Center at 877-827-3702, and VA Form 26-8937 can also start the request.
Does the VA refund the funding fee automatically?
Sometimes, but do not count on it. Plenty of veterans have to kick off the request themselves through their servicer or the VA Regional Loan Center, which is why it pays to check your award letter against your closing date instead of waiting.
Can I get the funding fee back if I financed it into my loan?
Yes. For any funding fee refund issued after July 2019, the VA pays the veteran directly, even if the fee was financed into the loan. You can keep the cash or send it to your servicer as a principal-only payment to knock down your balance.
How far back can a VA funding fee refund go?
There is no short deadline that wipes out a refund you are owed. Veterans have recovered the fee years after closing once a disability rating came through with an effective date before that closing date, so an older loan can still qualify.
