The Ray County MO real estate market is the rare corner of the Kansas City metro where buyers still get room to breathe, with inventory holding flat and homes taking longer to sell in June 2026. Ray is a thin market, so we read the year-to-date trend, where prices are up nearly 8% on the average. While the broader Kansas City real estate market sprinted, Ray County kept a slower, calmer pace. This breakdown is based on June 2026 closed data from Heartland MLS, released July 7.

Ray County is the one place in this metro where a buyer gets time back.

While the core metro sprinted, Ray County stood still in the best way for buyers. Active inventory held completely flat at 61 homes, a 0.0% change from a year ago, and supply stayed level at 2.6 months. Homes took an average of 54 days to sell, up from 31 a year ago. That is nearly two months on market, which gives a buyer time to think, to schedule a real inspection, and to negotiate instead of waiving everything to win. Sellers got 96.1% of list, below the 100% mark, which tells you there is room to make a deal. One caveat we always state plainly: Ray closed just 33 homes in June, so this is a thin market, and the figures move around month to month.
