The Jackson County MO real estate market is the most stable in the entire Kansas City metro, and for a nervous buyer that stability might be the best opportunity on the board. Prices were essentially flat in June 2026, down half a percent, while most of the metro ran up 4% or more. While the broader Kansas City real estate market climbed, Jackson held its ground. Jackson County closed 998 homes in June, more than any other county on the Missouri side, though that was down 2.5% from a year ago. Year to date sits at 4,933, essentially flat at down 0.6%. On paper it leans seller, with supply at 2.4 months, down 7.7%, inventory down 7.8% to 2,057 homes, and sellers getting 99.1% of list in 31 days.
