Jackson County MO Real Estate Market Update: June 2026

By Joe Nelson — Retired Air Force, Nelson Home Group Team Leader and Mortgage Loan Originator

The Jackson County MO real estate market is the most stable in the entire Kansas City metro, and for a nervous buyer that stability might be the best opportunity on the board. Prices were essentially flat in June 2026, down half a percent, while most of the metro ran up 4% or more. While the broader Kansas City real estate market climbed, Jackson held its ground. This breakdown is based on June 2026 closed data from Heartland MLS, released July 7.

We broke the entire Kansas City metro down county by county in our full June market update. Watch the complete breakdown here.

Is Jackson County MO a buyers or sellers market?

Jackson County MO real estate market June 2026: the metro's volume anchor

Jackson is the volume anchor of the metro and the steadiest market in it.

Jackson County closed 998 homes in June, more than any other county on the Missouri side, though that was down 2.5% from a year ago. Year to date sits at 4,933, essentially flat at down 0.6%. On paper it leans seller, with supply at 2.4 months, down 7.7%, inventory down 7.8% to 2,057 homes, and sellers getting 99.1% of list in 31 days. But flat prices give the whole market a balanced feel that the tighter counties do not have. If you want the most homes to choose from in the metro, this is where they are.

Are Jackson County home prices starting to stabilize?

Jackson County MO home prices held flat and steady in June 2026

Flat prices are not weakness. They are ballast.

The June average slipped 0.5% to $329,743, and the median ticked up 1.7% to $289,975. Zoom out and the year-to-date picture is healthy: the average is up 3.6% to $323,867 and the median up 4.0% to $280,000. So this is not a market falling. It is a market holding steady while others sprint. For a buyer who wants to shop without prices running away between showings, that predictability is worth a lot.

We point a lot of first-time and move-up buyers here for exactly that reason. You get metro-core location, the widest selection in the area, and a price trend you can actually plan around.
