Searching for a First Time Home Buyer Grant in KC With No PMI?
By Joe Nelson, Retired Air Force, Nelson Home Group Team Leader and Mortgage Loan Originator
Searching for a first time home buyer grant in Kansas City? UMB combines up to 100% financing with up to a 2% closing-cost credit, no origination fee and no PMI for qualifying buyers. The credit helps with eligible costs. The mortgage finances the purchase and must be repaid. [B1] [B2]
Want to know whether this could change your buying plans? My team can help you work out what cash you need and find a home within your budget.
Why would I recommend another company’s mortgage program?
Because I want you to know about a loan that could make your first home possible. I am a Kansas City Realtor and a licensed mortgage originator recommending another company’s program. UMB calls the broader offering its Homebuyer Grant and Down Payment Assistance Program. The Missouri and Kansas option combines purchase financing with a closing-cost credit. [B1]
A first-time buyer can run into separate problems before making an offer. There may be enough income for a payment but too little saved for a down payment. There may be cash for the purchase, but mortgage insurance pushes the monthly cost past a comfortable budget. This program addresses both issues, which is why I am enthusiastic about it.
Here is the combination I want buyers to compare with their other options:
| Program feature | Why it matters to a first-time buyer |
|---|---|
| Financing up to the full purchase price | A qualifying purchase may require no down payment |
| Potential closing-cost lender credit | Reduces eligible expenses the buyer would otherwise need to cover |
| No application or origination fee | Removes those particular lender charges |
| No PMI | Removes a separate mortgage-insurance charge from the monthly comparison |
| Fixed-rate financing | Gives the buyer a defined principal-and-interest payment |

For a qualifying Kansas City first-time buyer, I consider this one of the strongest combinations available. Compare what it would do for your purchase.
How does this option compare with a first time home buyer grant?

UMB’s no-PMI feature removes one monthly charge from the comparison for qualifying buyers.
Compare the cash each option saves you and the repayment or retention terms attached to the help. UMB describes potential assistance of up to 2% toward eligible closing costs and prepaid items. On an illustrative $300,000 purchase financed in full, 2% would be $6,000. That is an illustration of the credit, not an award promised to a buyer. [B1]
The useful question is how much of your actual expenses the credit would cover. Title charges, insurance, prepaid items and other costs vary with the house and transaction. Inspections and other expenses can also come due before closing. Having no down payment does not mean you can ignore those expenses.
Tuesday’s companion, Can the UMB Closing Cost Credit Cover Your Closing Costs?, explains how to apply the credit to a purchase budget without counting the same money twice. For the broader list of buying expenses, I already have a guide to how much money you need to buy a house in Kansas City.
Keep enough cash after closing to handle the house you just bought. The point of reducing upfront costs is to make ownership more comfortable, including when something needs repair after you move in.
Why can no PMI matter when mortgage rates feel high?

On an illustrative $300,000 purchase, a 2% credit would be $6,000 toward eligible costs.
Because the rate is only one charge inside the payment comparison. A loan with a lower rate can still cost more each month when it adds mortgage insurance. UMB’s no-PMI feature gives qualifying buyers a real reason to compare the monthly dollars before deciding they need to wait. [B1] [C1]
Compare the payment before you reject the rate. Wednesday’s companion, Can a No PMI Mortgage Beat a Lower Rate on Your First Home?, uses the same loan amount and term to show the difference in dollars, without making you sort through two sets of payment totals. The savings depend on the competing loan’s actual pricing and insurance charge.
My mortgage calculator can help you explore a payment, and your lender’s Loan Estimate supplies the transaction-specific costs. Include taxes, homeowners insurance and any applicable association dues when deciding what fits your budget.
What makes the rate-reduction option useful?

UMB limits financed properties to designated census tracts inside its program service area.
UMB’s program also offers a $1,500 rate reduction to UMB’s current rate without a full refinance when rates fall and the savings justify the fee. I consider that an important benefit for a buyer who can afford the home now but worries about missing a lower rate later.
You can evaluate the house and the terms available now, then evaluate a rate reduction if it becomes worthwhile. Friday’s companion, Can You Get a Mortgage Rate Reduction Without Refinancing?, explains the fee-versus-savings calculation and how it relates to the decision to buy now or keep renting. A future improvement should make an affordable purchase better. It should not be the event your budget needs to survive.
Which Kansas City homes and buyers should look into it?
The KC-area county list includes Clay, Platte, Jackson and Cass in Missouri, plus Johnson and Wyandotte in Kansas. UMB also describes designated census tracts within its program service area, so an address needs its own eligibility check. The county list alone does not approve a property. [B1]
There are borrower income rules, and the income cap can be removed in an eligible low-to-moderate-income census tract under the program guidance I have confirmed. That income provision is separate from the property’s geographic eligibility. A buyer still needs a qualifying credit file and a payment the lender can approve.
Get the address checked before you build a plan around the assistance. Thursday’s companion, What Are UMB Homebuyer Requirements in Kansas City?, handles the credit and income questions, including why meeting an advertised score minimum does not settle the underwriting decision.
Choose a home because it fits your needs and budget. The financing review helps determine which available loan options can support that choice.
What should you weigh against the upfront benefits?
Financing the full purchase price leaves a larger starting loan balance than making a down payment on the same house. That may be worthwhile when it lets you buy comfortably while preserving savings. Compare the monthly cost and the cash left after closing before choosing how much to borrow.
The program’s eligibility rules also narrow which buyers and homes can use it. A strong benefit package helps only when the borrower, property and payment fit together. That is why I want a real loan comparison connected to an actual home search.
How does the flexibility compare with MHDC assistance?
UMB’s assistance does not have the MHDC-style ten-year forgiveness period I want Missouri buyers to understand. MHDC First Place assistance is a second loan. Forgiveness starts after year five at one sixtieth per month and finishes at year ten if you keep the home and original loan. Selling or refinancing during that period requires repayment of all or part of the assistance. [M2]
| Decision | UMB program discussed here | MHDC First Place cash assistance |
|---|---|---|
| Keeping the assistance | No MHDC-style forgiveness timetable, per my confirmed program guidance | Forgiveness depends on the program’s retention conditions |
| Considering a later loan change | Evaluate the rate-reduction option or other financing on its merits | Include any remaining assistance payoff in the calculation |
| Geography of this comparison | Qualifying purchases in UMB’s eligible service area | Missouri purchases |

I cover the state program separately in how MHDC down payment assistance works. It can still help the right buyer. The point is to understand the future cost before choosing the assistance today.
Why should you investigate before renewing your lease?
Because a down payment assumption can keep you renting before you know whether you need one. A friend of mine had been talking about buying for a long time. They liked their rental and did not have much saved for a down payment, so waiting seemed reasonable. I explained this option because their savings assumption might have been deciding the timeline before they knew what financing was available.
The useful next step was finding out whether buying could work. They could keep making plans around an assumed down payment, or get the lender’s answer and decide from there.
If you are in a similar position, an initial conversation can turn a vague plan into a specific decision. We can find the price range that fits your payment, estimate the cash you need and coordinate UMB’s borrower and address review. Then the home search has a budget behind it.

Frequently Asked Questions
Is the UMB assistance a check I can spend however I want?
The closing-cost assistance discussed here is a lender credit applied to eligible transaction costs. Plan around the charges it can actually cover, rather than treating it as unrestricted spending money. UMB determines eligibility and the available credit for the purchase. Your closing figures should show how that credit changes the cash you need.
Is the closing-cost credit the same as the mortgage financing?
A first time home buyer grant search can lead to several kinds of help. UMB’s Missouri and Kansas option provides mortgage financing plus a potential lender credit. The credit applies to eligible closing costs and prepaid items. The mortgage is the borrowed purchase money you repay. Compare that structure with the terms of any grant you are considering.
Does no origination fee mean there are no closing costs?
No. Removing an application or origination fee removes those particular charges. A purchase can still involve title services, recording, insurance, prepaid items and other expenses. The potential lender credit may cover eligible costs, but the useful number is the remaining cash for your transaction after the available credits are applied.
Can I look into this before I have chosen a house?
Yes. Start with the borrower review and a realistic payment range, then have the lender check addresses as suitable homes come up. That sequence helps you search within a plan. Property eligibility still needs its own review, so an initial borrower conversation should not be treated as approval of every house in the county.
What if UMB is not the right loan for my situation?
You still benefit from learning what is available. My role as your Realtor is to help you buy a suitable home with financing that fits your circumstances. We can compare other options and adjust the home search or timeline. A useful consultation gives you a reason for the decision instead of leaving you guessing.
