Clay County MO Real Estate Market Update: June 2026
By Joe Nelson — Retired Air Force, Nelson Home Group Team Leader and Mortgage Loan Originator
The Clay County MO real estate market is the tightest in the entire Kansas City metro right now, and June 2026 is the month that made it official. The average seller collected 100.4% of their original asking price, which means the typical home sold for more than it was listed for. While the broader Kansas City real estate market handed buyers a little breathing room last month, Clay County did the opposite and squeezed harder. This breakdown is based on June 2026 closed data from Heartland MLS, released July 7.

Are Clay County MO home prices still going up?

The average Clay County seller sold for more than they asked in June.
Yes, and on rising volume, which matters. The average sales price hit $392,574 in June, up 3.6% from a year ago, with a median of $343,500, up 2.5%. Year to date the average is $384,886, up 3.9%, and the median is $342,250, up 3.7%. Closings climbed too, up 8.0% to 434 homes in June and up 10.7% year to date. When prices and sales rise together, the demand underneath is real, not a fluke.

Why is the Clay County housing market so competitive?

Supply fell a quarter in a single year. That is the whole story.
Inventory in Clay County dropped 20.5% to just 600 active homes, pushing supply down to a 1.8-month level, a 25.0% cut from a year ago. That is the tightest supply of any county in the metro. When there is that little to buy, buyers compete, and competition is what pushed the average sale to 100.4% of original list price. Homes went under contract in an average of 29 days.
If you are selling in the Northland, this is a strong position, but we still tell our sellers to price to the comparable sales rather than to a wish. Homes get 100.4% of list here because they are priced right and competition finishes the job. If you are buying, come pre-approved and ready to move, because in a 1.8-month market the good ones do not wait.
