Weston is the pick when a family wants real small-town life. Not “suburb pretending to be small town” — actual small town. It’s a little cut off from the rest of the Kansas City metro on purpose, and that’s the point. You’ll drive 15 to 20 minutes to get to the next community. That’s the trade you make for what Weston gives you back.

What’s actually there: locally-owned restaurants, wineries, bed and breakfasts, and festivals running most of the year. Weston is a weekend destination for people who already live in Kansas City — which tells you something about what the community has to offer.

The real estate range in Weston is one of the most underrated in the metro. You’ll find entry-level homes, new construction, historic homes, and multi-million-dollar estates all in the same community. That variety means almost every budget can find a fit.

Five major developments are clustering within 10 minutes of Basehor. Almost nobody is connecting the dots.

Drive time to Fort Leavenworth: 15 to 20 minutes (via K-7)

I live in Basehor right now, so this is the unfiltered version. Almost no real estate creator in Kansas City is talking about this community the right way, and the reason is structural — they’re not connecting the dots on what’s actually happening within 10 minutes of Basehor.

The cluster of major developments within a short drive:

  • The Chiefs are building a new $3 billion domed stadium in Wyandotte County, near Kansas Speedway, opening for the 2031 NFL season. (Source: Kansas City Chiefs official announcement)
  • Mattel Adventure Park opens in Bonner Springs in 2026 — Hot Wheels coasters, Barbie attractions, Thomas & Friends areas — minutes from Basehor.
  • Kansas Speedway, The Legends Outlets, and the American Royal campus — all within a short drive of Basehor.

That’s a lot of momentum pointing at one corner of the metro. The housing market hasn’t fully priced it in yet.

Now the honest part. The average home price in Basehor looks higher than the surrounding area, and that scares some buyers off. The reason it looks higher is that most of the available inventory is newer construction — typically $400,000 to $600,000. Newer construction usually means less equity upside out of the gate, because builders price in their margin and the lot premium.

But Basehor is different right now. The area is growing into the price point. If you’re at Fort Leavenworth for three or more years and you want a community where appreciation has real tailwinds behind it, this is the one to look at hardest.

Parkville is the community that gives you something almost impossible to find in real estate — real small-town charm and big-city access in the same zip code. You’re 10 to 15 minutes from the airport. You’re 10 to 15 minutes from downtown Kansas City. And yet downtown Parkville itself has a cult following: English Landing Park along the Missouri River, Parkville Days, Park University, a mini-golf course downtown that locals are obsessed with, rolling hills, boutique shopping, and restaurants you’ll actually want to come back to.

One thing worth knowing that saves military families thousands. You do not have to live inside Parkville city limits to get the Parkville lifestyle. The Park Hill School District covers a lot of ground around there, mostly the 64151 and 64152 zip codes. That means you can have a Kansas City address, live in Park Hill schools, and be five minutes from everything Parkville has to offer. That nuance is one most realtors won’t bring up because they don’t know to.

A real story that tells you what this community is. A few years back, we worked with a military family PCSing to Fort Leavenworth.
