The average home price in Clay County is currently $366,000, up 2.3% from this time last year. So yes, equity is still climbing—even if slowly.
Homes are spending about 45 days on the market, which, if you’ve ever tried to make a left turn in Missouri without a blinker in front of you, feels about right.
Inventory is up 11%, which means buyers have more to choose from—but sellers, don’t let that freak you out. If your house is clean, priced right, and doesn’t smell like a wet basement, you’re still in an excellent position to sell. Presentation and pricing are the name of the game.
📍 Platte County’s Power Move:
Now over in Platte County, things are heating up. The average sales price jumped to $400,038, and closed sales are up nearly 10%. That’s not just a stat—that’s a sign of serious buyer confidence.
But here’s the plot twist: Inventory rose by 41%. So yes, more competition for sellers—but more opportunity too. Buyers are definitely active, even if they’re currently delayed because their nephew’s game at Macken Park just went into extra innings.
