September 4, 2025: The Final Stretch: What to Expect When You’re Clear to Close in Kansas City
You know that moment on a road trip when the “next exit in one mile” sign finally appears? The snacks are almost gone, your playlist is looping, and suddenly the destination feels real. That’s exactly what it feels like to get your clear to close in a real estate transaction. After all the twists, turns, and paperwork of buying or selling a home, the finish line is finally in sight.
At Nelson Home Group — Kansas City’s highest-rated real estate team — we guide hundreds of clients through this exact moment each year. Here’s what you can expect when you’re officially clear to close.

For Buyers: Closing Disclosure & Possession

Once your lender issues the clear to close, you’ll receive a closing disclosure. This document outlines the final numbers for your purchase — no surprises, just the facts.
A few important things to know:
-
Possession happens after funding. Unless your contract says otherwise, you don’t officially get the keys until the money transfers.
-
Timing matters. While funding can wrap up the same day, it sometimes takes until the next business day.
-
Pro tip: Schedule your movers for the day after funding to avoid a sitcom-level disaster of boxes in the driveway with no keys.
If you’re wiring your cash to close, set this up early. Call your bank in advance so you’re not frantically on hold from the title company parking lot. Your real estate team (that’s us!) will coordinate wire instructions securely.
For Sellers: Settlement & Moving Out
Sellers, you’ll receive a preliminary settlement statement from your title company. This shows exactly what you’ll net at closing.
Before that day arrives, make sure you’re:
-
Completely moved out. Everything that’s not attached to the home — unless it was agreed to in the contract — should be gone.
-
Leaving behind the essentials. Keys, garage door openers, door codes, and alarm codes should all be left neatly on the kitchen counter.
If you’re receiving proceeds from the sale, bring your account and routing numbers so title can wire funds directly to you.
What Happens on Closing Day
Closing itself is surprisingly straightforward:
-
Plan for 30 minutes to an hour at the table.
-
Buyers with loans will be on the longer side (hello, paperwork).
-
Everyone needs a valid photo ID.
And then? Funding is confirmed, hands are shaken, and our team gets to make the best call of all: “Congratulations — you’re officially closed!”
